Flat Fee Listing in Southwest Florida: Sell Your Home Without a Percentage Commission
List your Southwest Florida home on the MLS with a licensed local broker for one flat listing fee instead of a percentage of your price, with nothing due upfront. Serving Lee, Collier, Charlotte and Sarasota counties.
For decades, selling a home in Southwest Florida meant paying a listing commission calculated as a percentage of your sale price. The more your home was worth, the more you paid, even though the work of listing a $700,000 home on the MLS is not twice the work of listing a $350,000 one. A flat fee listing changes that math. You get your home on the MLS, in front of every buyer’s agent in the region, with a licensed Florida broker guiding the sale, for one set listing fee instead of a percentage.
The DiBe Group, brokered by eXp Realty, offers flat fee listings across Southwest Florida, from Sarasota and North Port through Punta Gorda, Cape Coral, Fort Myers, Lehigh Acres, Estero and Bonita Springs to Naples and Golden Gate Estates. Nothing is due upfront; the listing fee is paid at closing. This guide explains how flat fee listings work, how the markets compare in 2026 and what every Southwest Florida seller should know before listing.
What Is a Flat Fee Listing?
A flat fee listing is a home listing handled by a licensed real estate broker for one set fee rather than a percentage of the sale price. Your home goes on the Multiple Listing Service, the database that buyer’s agents search every day, and syndicates to the major home search websites. You keep control of key decisions, get professional guidance on pricing, offers and contracts, and pay a listing fee that does not grow as your price goes up.
It is not the same as “for sale by owner.” FSBO sellers usually do not appear on the MLS, which is where most buyers in Southwest Florida are found, and they handle contracts and negotiations alone. A flat fee listing gives you the reach of a traditional listing with a cost structure built around your savings. Read the full comparison in flat fee MLS vs. FSBO in Florida.
Southwest Florida Housing Markets Compared
Each market we serve behaves differently. Here is a snapshot of single-family home prices in the region’s metro areas in August 2026, based on Florida Realtors data:
| Metro Area | Single-Family Median (Aug 2026) | Change From a Year Earlier |
|---|---|---|
| Cape Coral-Fort Myers (Lee County) | $380,000 | +2.7% |
| Naples-Immokalee-Marco Island (Collier County) | $760,000 | -1.0% |
| Punta Gorda (Charlotte County) | $350,000 | +1.4% |
| North Port-Sarasota-Bradenton | $485,000 | +2.2% |
Inventory peaked across the region in spring 2025 and has been falling since. By March 2026, active listings were down about 14% in both Lee and Collier counties and about 24% in Charlotte County from a year earlier. Sarasota County is the tightest market, with about 3.7 months of single-family supply in August 2026, while Lee County condos remained the slowest segment with more than 11 months of supply.

Flat Fee Broker vs. $99 MLS Entry Services
Search for “flat fee MLS” in Florida and you will find online companies advertising MLS listings for $89 to $399. They are not the same thing as a flat fee listing with a local broker, and the differences matter once a buyer shows up.
| The DiBe Group Flat Fee Listing | Typical $99-$399 MLS Entry Service | |
|---|---|---|
| MLS listing | Yes, Southwest Florida MLS and Stellar MLS | Yes, usually one MLS |
| Local broker who knows your market | Yes, Sal is based in Southwest Florida | Usually an out-of-area broker of record |
| Pricing guidance from local sales | Yes | Usually an automated estimate or extra cost |
| Help with offers, counteroffers and inspections | Yes | Usually none, or limited phone support |
| HOA, condo, flood and seawall disclosures | Guided | On your own |
| Showings and buyer agent calls | Coordinated | Often forwarded to you |
| Hidden fee at closing | None beyond your set listing fee | Some charge 0.25% to 1.25% of the sale price at closing |
| When you pay | At closing, nothing upfront | Upfront |
Entry-only services can work for a seller who has done this before and wants to handle everything alone. But comparison sites that review these companies note that several add a percentage-based fee at closing, limit photos or listing time, or charge for basic changes. In a market where buyers negotiate hard and condo, flood and HOA paperwork can sink a deal, most sellers find a licensed local broker in their corner is worth far more than the difference.
The short version: our flat fee is one set amount, typically a fraction of a percentage commission, paid at closing. You get MLS exposure and a local broker without paying a percentage of your price. Get your quote.
Two MLS Systems, One Listing Strategy
Southwest Florida is split between two major MLS systems. Agents in Lee and Collier counties work in the Southwest Florida MLS, while agents in Charlotte, Sarasota and Manatee counties mostly work in Stellar MLS, one of the largest MLS systems in the country. Buyers searching across the region, for example comparing Punta Gorda with Cape Coral or North Port with Fort Myers, are often working with agents who watch only one system. Sal DiBenedetto is a member of both, so your listing can be placed where the buyer’s agents most likely to bring a buyer will see it.
How Much Can You Save?
| Sale Price | 3% Listing Commission | With a Flat Fee |
|---|---|---|
| $300,000 | $9,000 | One set fee |
| $450,000 | $13,500 | Same set fee |
| $600,000 | $18,000 | Same set fee |
| $900,000 | $27,000 | Same set fee |
| $1,500,000 | $45,000 | Same set fee |
The savings grow with your price. Compensation for a buyer’s agent is a separate decision that is yours to make. Since the 2024 changes in how real estate commissions are handled nationally, sellers decide whether to offer buyer’s agent compensation and how much; we will explain what is typical in your market. See who pays the buyer’s agent in Florida and what it really costs to sell in Fort Myers.

Florida Rules Every Southwest Florida Seller Should Know
Flood Disclosure
Since October 1, 2025, Florida sellers must disclose, at or before signing a contract, any flood damage to the home during their ownership and any flood insurance claims or flood repair assistance received. With Ian, Helene and Milton still fresh in buyers’ minds, complete and honest disclosure protects you and builds trust. Read our Florida flood disclosure guide.
Condo Inspections and Reserves
Florida’s 2025 condo law (HB 913) requires milestone inspections and structural integrity reserve studies for condo buildings with three or more habitable stories, gives buyers seven days to cancel after receiving association documents and requires larger associations to post records online. Since August 3, 2026, Fannie Mae and Freddie Mac also require full reviews for most condo projects, with reserve expectations rising to 15% of the budget in January 2027. Condo sellers should gather these documents before listing.
The FEMA 50% Rule
In flood zones, if repairs or improvements reach 50% of a building’s value, the whole building must meet current flood standards. A 2025 state law (SB 180) bars local governments from adding up improvements over several years. Buyers planning renovations on older, lower homes will ask about this.
Insurance
Florida homeowners insurance rates began falling in 2026, with Citizens Property Insurance cutting average rates and shrinking dramatically as private insurers returned. Citizens is also phasing in required flood coverage for its policyholders, covering homes under $400,000 by January 2027. A newer roof, wind mitigation features and an elevation certificate help buyers get better quotes.
Property Taxes and Portability
Florida’s homestead portability lets you carry up to $500,000 of Save Our Homes savings to a new Florida homestead if you buy within about three years. Voters will also decide a proposed property tax amendment on November 3, 2026 that would expand the homestead exemption if approved, so check for updates as you plan your next purchase.
Closing Costs: Who Pays What by County
| County | Doc Stamps on the Deed | Owner’s Title Insurance (Customary) |
|---|---|---|
| Lee (Fort Myers, Cape Coral, Estero, Bonita Springs, Lehigh Acres) | $0.70 per $100, customarily seller | Seller |
| Collier (Naples, Golden Gate Estates) | $0.70 per $100, customarily seller | Depends on contract form |
| Charlotte (Punta Gorda) | $0.70 per $100, customarily seller | Seller |
| Sarasota (Sarasota, North Port) | $0.70 per $100, customarily seller | Buyer |
These are customs, not laws; your contract controls. Estimate your bottom line with our seller net sheet.
Who Chooses a Flat Fee Listing in Southwest Florida
- Retirees and seasonal owners selling a second home or downsizing, who have built up equity and want to keep it.
- Owners of higher-priced homes in Naples, Bonita Springs, Estero and Sarasota, where a percentage commission can reach tens of thousands of dollars.
- Investors and landlords selling rentals in Cape Coral, Lehigh Acres, Fort Myers and North Port who know the process and want to control costs.
- Out-of-state owners and heirs who need a local broker on the ground but do not want to pay a percentage for it.
- Experienced sellers who have sold before and want MLS exposure with broker support, not hand-holding.
Common Mistakes Southwest Florida Sellers Make
- Pricing from 2022. Prices across much of the region peaked in 2022. Buyers and appraisers know it. Price from today’s closed sales.
- Ignoring insurance. Buyers budget for insurance before they make an offer. An old roof or missing wind mitigation report can cost you buyers.
- Hiding storm history. Florida now requires flood disclosure. Hiding it risks the deal and your liability.
- Waiting on documents. HOA estoppels, condo reports and permits take time. Order them before listing.
- Listing at the wrong time. Coastal markets peak from January through April. Missing that window can mean a longer sale.
- Skipping the MLS. Most buyers come through agents searching the MLS. FSBO saves on fees but often costs more in price and time.
Selling in Hurricane Country
Every Southwest Florida buyer now asks how a home handled Ian, Helene and Milton, and every seller should be ready with answers. Before you list, gather your elevation certificate, flood zone, insurance declarations, wind mitigation report, roof permit and any storm repair invoices and permits. If your home was elevated, rebuilt or hardened with impact windows, a new roof or a generator, lead with it. Those features are worth real money to buyers and their insurers. If your home has storm damage that is not yet repaired, price it honestly for the cost to fix and insure, and consider whether a cash buyer or investor is the most likely fit.
Flat Fee Listings for Land and Lots
Southwest Florida has tens of thousands of vacant lots, from Cape Coral and Lehigh Acres to North Port and Golden Gate Estates. Lot owners can use a flat fee listing too, and it often makes even more sense: a percentage commission can be a large share of a lot’s value. Land buyers want the survey, flood zone and required elevation, water and sewer availability or well and septic needs, road access, any utility assessments and whether the lot is buildable under current zoning. We help you gather that information so buyers and builders can make an offer with confidence.
Selling an Inherited or Estate Home
Many Southwest Florida sales involve heirs who live far away. A flat fee listing lets the estate keep more of the proceeds while a local broker coordinates access, cleanouts, photos and showings. Before listing, confirm with the estate’s attorney who has authority to sign, and gather the documents the title company will need. Selling as-is is common for older estate homes, and honest pricing for condition attracts the right buyer quickly.
