Quick answer: A flat fee listing in Pasco County puts your Wesley Chapel, New Port Richey or Land O’ Lakes home on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You still get MLS syndication to Zillow, Realtor.com and Redfin, professional photos, pricing help and offer and contract support from a licensed Florida broker.

Pasco County is really two housing markets under one county name. East Pasco, along the State Road 54/56 corridor and out toward Zephyrhills and Dade City, is one of the fastest-growing suburban areas in Florida, full of newer master-planned communities, CDD assessments and buyers commuting to Tampa. West Pasco, along U.S. 19 from Holiday through New Port Richey, Port Richey and Hudson, is older, more affordable and closer to the Gulf, with canal homes, villas, mobile homes and neighborhoods that are still working through flood damage from Hurricanes Idalia and Helene. A flat fee listing works in both, but the way you price, disclose and market a home changes a lot depending on which side of the county you are on.

I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list Pasco County homes on Stellar MLS, the same system used by agents across Tampa Bay, Hillsborough, Pinellas and Hernando. A flat fee MLS Pasco County listing gives your home that full exposure while you keep more of your equity. For an overview of how the program works across Florida, see the flat fee listing hub.

What is the Pasco County housing market like in 2026?

Pasco’s market in 2026 is steady on price and slower on pace. According to Florida Realtors data published by the Pinellas REALTOR Organization, the median single-family sale price in Pasco County was about $390,000 in July 2026, up less than 1% from a year earlier. Condos and townhomes had a median of about $249,900, down about 5%. Single-family homes took a median of about 84 days from listing to closing, and condos about 114 days. Sellers received a median of roughly 96.5% of their original list price on single-family homes and about 93% on condos.

Supply has built up compared with the frantic years of 2021 and 2022. In July 2026 there were roughly 3,300 single-family homes and about 1,000 condos and townhomes for sale, which works out to about 4.3 months of supply for houses and about 6.4 months for condos. Redfin reported a median sale price of about $349,000 for all home types over the three months ending August 2026, with homes selling in a median of about 72 days, about 20 days slower than a year earlier. In practical terms, buyers have choices and time, so pricing correctly in the first two weeks matters more than it did a few years ago.

Population growth is the long-term story. University of Florida BEBR estimates put Pasco at about 648,000 residents as of April 2025, an increase of roughly 86,000 people since the 2020 Census. That growth is concentrated in the east and central parts of the county, and it is why new construction competes directly with resale homes in places like Wesley Chapel and Land O’ Lakes.

Wesley Chapel (33544)~$449KMaster-planned communities, CDDs, new construction competition
Wesley Chapel (33543)~$418KEstablished subdivisions near Wiregrass and I-75
Zephyrhills (33541)~$400KMix of new subdivisions, older homes and 55+ manufactured communities
Hudson (34667)~$252KCoastal canal homes, older block homes, mobile homes
New Port Richey (34652)~$220KOlder homes, villas, condos, river and canal neighborhoods
Pasco County (all types)~$354KAbout 47 median days on market for closed sales

ZIP-level medians are approximate trailing-12-month figures from MLS-based local market data as of mid-October 2026. County single-family and condo figures are for July 2026 from Florida Realtors via the Pinellas REALTOR Organization. Figures change monthly.

Those numbers show how wide the spread is inside one county. A typical Wesley Chapel resale can sell for about twice what a typical New Port Richey home sells for, which is exactly why a percentage commission costs east Pasco sellers so much more for the same listing work.

How much can a flat fee save on a typical Pasco County sale?

Traditional listing commissions in the Tampa Bay area have commonly been quoted somewhere around 5% to 6% in total, though every commission is negotiable and the 2024 NAR settlement changed how buyer agent pay is handled. On a home that sells near the Pasco single-family median of about $390,000, a 6% total commission is about $23,400 and a 3% listing side alone is about $11,700. On a $449,000 Wesley Chapel home, 3% is about $13,470.

$449,000 (Wesley Chapel 33544 typical)$13,470$26,940One flat listing fee

With a flat fee listing, the listing side is one flat listing fee, paid at closing, no matter where the price lands. Whether you also offer compensation to a buyer’s agent is a separate decision you make with me, and it is not posted on the MLS. My article on who pays the buyer’s agent in Florida explains how that works after the settlement. To see your own numbers, use the seller net sheet and plug in your expected price, payoff and any concession you are considering.

Which Pasco County property types sell well with a flat fee listing?

Master-planned homes in Wesley Chapel, Land O’ Lakes and Odessa

The SR 54/56 corridor is lined with large planned communities, from Meadow Pointe and Wiregrass Ranch in Wesley Chapel to Epperson, Angeline and Connerton-area neighborhoods, plus Starkey Ranch near Odessa. These homes are usually newer, priced well above the county median and easy to compare. The challenge is that your buyer can often walk into a builder model a mile away. Strong photos, a clear explanation of upgrades, a disclosure of your CDD and HOA charges, and a price set against both resales and builder incentives are what win the showing. A flat fee keeps more of your equity on a high-value home, which can give you room to offer a closing cost credit if that helps you compete with a builder.

Older block homes and villas in west Pasco

Holiday, New Port Richey, Port Richey and parts of Hudson have large areas of 1970s and 1980s concrete block homes, villas and small condos. Many sell to first-time buyers, retirees and investors, often for cash. Roof age, electrical panels, plumbing type and insurability drive these sales more than finishes do. If you know your roof year, four-point and wind mitigation details, buyers and their insurance agents can move faster, and fewer deals fall apart during inspections.

Canal and waterfront homes along the Gulf

Gulf Harbors, Hudson Beach and the canal neighborhoods west of U.S. 19 offer boating access to the Gulf at prices well below Pinellas waterfront. These homes are attractive to boaters but sit in high-risk flood zones, and many took on water in 2023 and 2024. Elevation certificates, flood insurance history and repair permits are part of the listing package here, not an afterthought.

Manufactured homes, 55+ parks and rural acreage in east Pasco

Zephyrhills is known for its 55+ manufactured home and RV communities, and the area between Dade City, San Antonio and St. Leo still has horse farms, pasture and homes on acreage with wells and septic systems. A manufactured home on land you own can be listed on Stellar MLS like any other house, but buyers and lenders need to know whether it is titled as real property. Acreage sellers should have a survey, well and septic records and any agricultural classification details ready. Rural buyers search the MLS-fed sites too, and a flat fee makes sense on larger parcels where a percentage fee grows quickly.

What Pasco County seller issues should you plan for?

Flood damage and disclosure after Idalia and Helene

Coastal west Pasco took two hits in about 13 months. Hurricane Idalia flooded neighborhoods in 2023, and Hurricane Helene’s storm surge in September 2024 flooded homes across New Port Richey, Port Richey, Hudson and nearby communities, with residents describing water several feet higher than Idalia’s. If your home was damaged, buyers, lenders and insurers will ask about repairs, permits and whether the county treated the work under the FEMA substantial damage rule. Florida also now requires sellers to disclose certain flood history and flood insurance claims. I go over that in Florida flood disclosure for home sellers. Being upfront, with documents in hand, protects your sale and your price.

Sinkholes and ground settlement

Pasco is part of the area Florida insurers have long called sinkhole alley. A Florida Senate interim report found that Pasco, Hernando and Hillsborough together accounted for about two-thirds of the state’s sinkhole claims from 2006 through 2009. Standard Florida policies must cover catastrophic ground cover collapse, but broader sinkhole coverage is optional and costs extra. If your home ever had a sinkhole claim, testing or stabilization work, gather the engineering report, repair records and any warranty. Stabilized homes do sell, but buyers need the paperwork.

CDD assessments and HOA fees

Many east Pasco communities were built with Community Development District bonds, so owners pay a CDD assessment on the property tax bill on top of HOA dues. Buyers compare total monthly cost, not just price. I include the CDD and HOA amounts in the listing so buyers and their lenders see the real number early, which avoids surprises when the loan estimate arrives.

Insurance and older roofs

Insurability is a deciding factor in west Pasco. Older roofs, original electrical panels and certain plumbing materials can make it hard for a buyer to get coverage. Having a recent four-point inspection and wind mitigation report available, or a roof replacement permit, helps buyers bind insurance and keep their financing on schedule.

How does a flat fee listing work in Pasco County?

  1. Request a quote and talk through your home. We discuss your timeline, mortgage payoff, any repairs, flood or sinkhole history, and CDD or HOA details.
  2. Set a price based on real Pasco comps. I pull recent closed sales from Stellar MLS for your neighborhood, plus nearby new construction if you are in east Pasco.
  3. Prepare the listing. Professional photos, a written description, room measurements, disclosures and documents such as your roof permit, elevation certificate or inspection reports.
  4. Go live on Stellar MLS. Your listing reaches Tampa Bay agents and syndicates to Zillow, Realtor.com, Redfin and hundreds of other sites.
  5. Handle showings and offers. You or a lockbox handles access. I review every offer with you, explain terms and help you counter.
  6. Get to closing. I help coordinate inspections, appraisal, repair requests and the title company. The flat fee is paid at closing from your proceeds.

Going FSBO saves the listing fee but usually costs exposure, because most Pasco buyers are working with agents who search Stellar MLS first. My comparison of flat fee MLS vs. FSBO in Florida walks through the tradeoffs in more detail.

What closing costs do Pasco County sellers pay?

Beyond the listing fee and any buyer agent compensation you agree to, Pasco sellers typically see these costs on the settlement statement:

Remember that the buyer’s homestead exemption does not carry over. If you have homestead and Save Our Homes protection, the buyer’s tax bill can be much higher than yours, which is worth knowing when a buyer asks about carrying costs.

When is the best time to list a home in Pasco County?

Pasco is more of a year-round, commuter-driven market than the seasonal snowbird markets farther south. Spring, roughly February through May, still brings the most buyer traffic, and families in Wesley Chapel and Land O’ Lakes often aim to close before the school year starts in August. West Pasco coastal homes and Zephyrhills 55+ properties see more seasonal interest in winter. Summer and early fall overlap with hurricane season, when some buyers pause and insurance companies can stop writing new policies while a storm is approaching. If you have flexibility, listing in late winter or early spring generally gives you the most competition among buyers.

Pasco County Flat Fee Listing FAQ

How does a flat fee listing work in Pasco County?

A licensed broker lists your home on Stellar MLS for one flat listing fee instead of a percentage commission. Your listing syndicates to Zillow, Realtor.com and Redfin, and you get photos, pricing help and offer and contract support. Nothing is due upfront. The flat fee is paid at closing from your proceeds, whether you sell in Wesley Chapel or Hudson.

Which MLS covers Pasco County?

Pasco County homes are listed on Stellar MLS, the largest MLS in Florida and the main system used across Tampa Bay, including Hillsborough, Pinellas and Hernando. Buyer agents throughout the region search it daily, so a flat fee MLS Pasco County listing reaches the same agents and websites as a traditional listing.

How long does it take to sell a house in Pasco County in 2026?

As of July 2026, single-family homes in Pasco took a median of about 84 days from listing to closing, and condos about 114 days, according to Florida Realtors data. Homes that are priced well and well presented in the first two weeks usually sell faster than these medians.

Can I sell a home with CDD fees using a flat fee listing?

Yes. Many Wesley Chapel and Land O’ Lakes communities have Community Development District assessments on the tax bill along with HOA dues. I list the CDD and HOA amounts so buyers and lenders see the full monthly cost early, which helps prevent surprises and keeps financing on track.

Do I have to disclose flood damage from Hurricane Helene?

Yes. Florida sellers must disclose known facts that materially affect value, and Florida law now requires disclosure of certain flood history and flood insurance claims. If your home flooded during Idalia or Helene, gather repair permits, insurance records and your elevation certificate so buyers can evaluate the property with confidence.

Can I sell a house that had sinkhole repairs?

Yes. Pasco is in the area known as sinkhole alley, and stabilized homes sell regularly. You must disclose the history. Provide the engineering report, the stabilization and repair records, and any transferable warranty. Buyers and insurers mainly want proof that the repair was completed properly.

Who pays title insurance when selling in Pasco County?

In Pasco County the seller customarily pays for the owner’s title insurance policy, which is the common pattern in Pinellas and much of the Gulf coast. The purchase contract controls, so the parties can agree otherwise. Sellers also pay documentary stamp tax of 0.70% of the sale price.

Do I have to pay the buyer’s agent?

No. Under the post-2024 rules, buyer agent compensation is negotiated separately and is not shown on the MLS. You can offer compensation, consider a buyer’s request in an offer, or decline. Many Pasco sellers offer something to stay competitive, but it is your choice.
