How Buying, Selling and Investing Work in Southwest Florida

This section walks you through each stage of buying, selling or investing in Southwest Florida, from the first budget check to closing day, and points you to the guide or tool that goes deeper on each step. Lee and Collier County deals have local wrinkles, such as flood zones, wind mitigation, HOA approvals and homestead filing, and we flag them where they come up.

Use the sections below in order, or jump to the one that fits where you are today.

Southwest Florida Market Context (Updated October 2026)

Florida’s single-family market in September 2026 had more balance than a year earlier, with slightly fewer sales and tighter inventory. Florida Realtors’ statewide report for September 2026 showed:

Florida single-family, statewideSeptember 2026September 2025Change
Closed sales20,53721,271-3.5%
Median sale price$415,000$410,000+1.2%
Months supply of inventory4.45.1-13.7%
Median time to contract47 days53 days-11.3%

Statewide numbers hide big local differences. Prices, days on market and inventory in Estero, Fort Myers, Cape Coral and Naples can move in a different direction from the state, and condos behave differently from single-family homes. Ask us for a current report on your neighborhood before you set a price or write an offer.

Buying a Home in Southwest Florida: The Steps

Buying here follows the same basic path as anywhere, with a few Florida-specific checks added. Here is the order we recommend.

  1. Set your budget. Get pre-approved, and include insurance, flood coverage, HOA or CDD fees and taxes in your monthly number, not only principal and interest. Our SWFL mortgage calculator helps you test scenarios.
  2. Sign a buyer agreement. Since August 17, 2024, agents affiliated with the National Association of Realtors must have a written buyer agreement before touring a home with you, in person or virtually. NAR’s consumer guide says the agreement must clearly define compensation, and that compensation is negotiable.
  3. Choose areas and communities. Compare gated and non-gated neighborhoods, HOA rules, flood zones and commute. Start with current Estero homes for sale and widen from there.
  4. Write the offer. Your contract sets the inspection period, financing deadline, appraisal terms and closing date. Read every deadline.
  5. Inspect and insure. Order a home inspection, a wind mitigation report and a four-point inspection if the home is older, then shop insurance before your inspection period ends.
  6. Close and file homestead. After closing, if the home is your primary residence, file for the homestead exemption (see below).

Florida-Specific Checks Every Buyer Should Make

The items that most often change the cost of a Southwest Florida home are insurance, flood risk and community fees. Check them early, before you are emotionally committed to a house.

Homestead Exemption: The Step Buyers Forget

If the home will be your permanent residence, file for Florida’s homestead exemption. The Lee County Property Appraiser explains that you must hold title and live in the home as your permanent residence as of January 1, and file by March 1 of the year you qualify.

According to the Lee County Property Appraiser, the exemption removes the first $25,000 of assessed value from all property taxes, plus an additional exemption (up to $26,411 for 2026) on non-school taxes for assessed value above $50,000. After the exemption is granted, the Save Our Homes cap limits annual assessment increases to 3%.

Already have homestead on a Florida home you are selling? Portability is not automatic; you must apply for it with your new homestead filing. For questions about your own tax situation, talk to a licensed tax professional.

Selling a Home in Southwest Florida: The Steps

Selling well comes down to pricing right, preparing the home and marketing it to the buyers most likely to pay. Here is the path.

  1. Know your value. Start with a free Estero home value report based on recent nearby sales, then adjust for condition, upgrades and roof age.
  2. Gather documents. Pull permits, the wind mitigation report, insurance history, HOA documents, the survey and any flood elevation certificate. Buyers ask for these early.
  3. Fix what matters. Address items that will show up in an inspection or block insurance, such as an old roof, outdated electrical or water heater issues.
  4. Choose how to list. Full-service listing or a flat fee MLS listing; see our flat fee listing options for Southwest Florida to compare.
  5. Disclose and negotiate. Florida sellers must disclose known defects that materially affect value. Ask a licensed attorney if you are unsure what to disclose.
  6. Close. The title company handles payoff, prorations and recording.

Investing in Southwest Florida Real Estate

Investing in Southwest Florida works best when you run the numbers with real local costs, not national averages. Insurance, HOA rental rules and seasonality change the result more here than in most markets.

Before you make an offer on an investment property, ask for the current lease, rent roll, HOA rental rules, insurance quote and two years of utility and maintenance costs. Those documents tell you more about real returns than an asking price or a listing’s projected rent.

Real Estate Hub FAQ

Is now a good time to buy in Southwest Florida?

It depends on your timeline and local conditions. Statewide, September 2026 data from Florida Realtors showed 4.4 months of single-family inventory and a median time to contract of 47 days. We can pull figures for your target area.

Do I need a buyer agreement to see homes?

If you tour homes with an agent who is a Realtor, yes. Since August 17, 2024, a written buyer agreement is required before touring, in person or virtually. Visiting an open house on your own does not require one.

When do I file for homestead in Lee County?

By March 1 of the year you qualify, and you must own and live in the home as your permanent residence as of January 1. File with the Lee County Property Appraiser.

How long does flood insurance take to start?

Normally 30 days, but there is no waiting period when the policy is purchased in connection with a mortgage and the application and premium are submitted by closing.

Can I rent my condo or home seasonally?

Only if the community’s documents allow it. Minimum lease terms vary by association, so read the recorded declaration and rules before you buy.
