How to Use the Airbnb Calculator

The calculator above has four groups of inputs. Fill in what you know and use realistic local numbers for the rest.

Leave Florida sales tax and tourist tax out of the calculator. Guests pay those on top of the rent, so they are not your income or your expense.

What Drives Short-Term Rental Income in SWFL

Seasonality

Winter is the money season. In Fort Myers, occupancy was 47.1% in January 2026, 66.3% in February and 61.0% in March, then fell to 38.6% in April and 29.4% the previous September (AirROI, Oct 2026). Rabbu also shows March as the top revenue month and September as the lowest (Rabbu, Apr 2026). Most of your year gets made between January and April, so price those months carefully and expect slow summers and falls.

Location

Being close to the beach matters a lot. One market report puts the average nightly rate in Fort Myers Beach at $292, compared with about $125 for Fort Myers overall (RedAwning, 2026). Inland homes in Estero and Fort Myers can still do well, but they compete more on space and amenities.

Pool and Water Access

Families coming in for the winter often filter their search to homes with a heated pool. In Fort Myers, listings with a pool view averaged $46,400 in yearly revenue, compared with $18,000 for listings without one. The same source cautions that these tend to be larger, professionally run homes, so the pool isn’t the only reason for the gap (AirROI, Oct 2026). Dock or canal access helps in the same way.

HOA and Community Rules

Many Estero communities set minimum lease lengths, cap how many times a year you can lease, or require tenant registration. Read the declaration and rules before you buy or list. A home that can’t be rented for short stays won’t earn short-stay income, no matter what the calculator says.

Worked Example: Estero/Fort Myers 3-Bed Pool Home

These are example inputs, not a forecast for any real property. For context, 3-bedroom Airbnb listings in Fort Myers averaged $22,000 in yearly revenue (AirROI, Oct 2026). This example assumes a well-run home with a heated pool that beats that average.

Line itemMathAmount
Nightly revenue$260 x 165 nights$42,900
Cleaning fees from guests$160 x 40 stays$6,400
Gross booking revenue$49,300
Airbnb host fee15.5% x $49,300-$7,642
Cleaner (example)$160 x 40 turnovers-$6,400
Utilities, internet, streaming (example)$500 x 12-$6,000
Pool service (example)$150 x 12-$1,800
Insurance (example)yearly-$6,000
HOA dues (example)$100 x 12-$1,200
Supplies, restocking, repairs (example)yearly-$2,500
Net before management, mortgage and property taxes$17,758

If a property manager runs the rental for you, their fee comes out of that net figure, so ask for a written management quote and plug it into the calculator. Airbnb now charges most hosts one 15.5% service fee (Airbnb, Oct 2026). Check which fee structure your own account uses.

Taxes are paid by guests, not you. Florida charges 6% sales tax on rentals of six months or less, plus any county surtax (Florida Department of Revenue, Jan 2025). Lee County’s surtax is 0.5% (Florida Department of Revenue, 2026), and its tourist development tax is 5% (Florida Department of Revenue, Oct 2026). That adds up to 11.5%, charged on the rent and the cleaning fee. In this example, that comes to about $5,670 collected from guests on top of $49,300. It’s not your income and not your expense, but someone has to collect it and pay it in. Airbnb collects and remits the 6% state tax, the surtax and the Lee County 5% tax on its bookings (Airbnb, Oct 2026). For direct bookings, or on a platform that doesn’t collect these taxes, you register, collect and file yourself. Lee County runs its own tourist tax rather than going through the state (Florida Department of Revenue, Oct 2026).

Costs Owners Forget

When Long-Term or Seasonal Renting Beats Airbnb

Compare the example above with a long-term lease. The median rent for a 3-bedroom house in Estero was $3,297 a month (Rentometer, Jan 2026). That’s about $39,564 a year, and tenants usually pay their own utilities. You’d also have one move-in a year instead of 40 turnovers.

Long-term renting often wins when your HOA limits short stays, the home has no pool or water access, or you’d rather have steady income than busy winters and quiet summers. A middle option is a furnished seasonal rental of 1 to 6 months during winter, followed by a shorter lease or personal use the rest of the year.

Airbnb Calculator FAQ

Is the calculator result what my home will earn?

No. It’s an estimate based on the inputs you enter. Real income depends on your pricing, reviews, season, HOA rules and how the home is managed.

What occupancy should I use for Estero or Fort Myers?

Use a year-round average, not your winter numbers. In Fort Myers, average occupancy was 40.8% over the 12 months ending September 2026 (AirROI, Oct 2026). Start near that and only go higher if you have a strong reason.

Do I pay the 6% sales tax and Lee County 5% tourist tax?

Guests pay them on top of the rent and cleaning fee. Airbnb collects and remits Florida’s 6%, the county surtax and Lee County’s 5% on its bookings (Airbnb, Oct 2026). For direct bookings, you have to register, collect and file yourself.

Which months matter most?

January through April, and February and March most of all. In Fort Myers, February occupancy was 66.3% and September was 29.4% (AirROI, Oct 2026).

How much does management cost?

It depends on the home, its location and the services you need. Request a custom management quote, and we’ll walk you through the numbers for your property.
