Airbnb and VRBO Property Management in Southwest Florida
Full-service vacation rental management for owners in Lee and Collier counties, from listing setup and pricing to guest messaging, turnovers and reviews.
Who This Service Is For
Our Airbnb and VRBO management is built for owners in Lee and Collier counties who want their home or condo rented to vacation guests without running the day-to-day themselves. Most of the owners we talk with fit one of these groups:
- Second-home owners who use the place a few weeks a year and want it booked the rest of the time.
- Out-of-state investors who bought in Cape Coral, Fort Myers Beach, Bonita Springs, Estero or Naples and live too far away to handle turnovers and guest questions.
- Self-managing hosts who are tired of answering messages at midnight and lining up cleaners between back-to-back stays.
- Buyers still deciding whether a property makes sense as a vacation rental. Start with our SWFL Airbnb calculator, then call us to talk through the local rules before you buy.
If you would rather rent to one tenant for a year, or to a snowbird for a few months, see our long-term rental management page instead.
What Full-Service Management Includes
Full service means we handle the guest side of the business from the first listing photo to the review after checkout. Here is what that covers:
- Listing setup and optimization. We build or rework your Airbnb and VRBO listings: title, description, photo order, amenities, house rules and booking settings, written for the guests who actually book in SWFL.
- Dynamic pricing. Rates move with season, day of week, local events and how far out a date is. We adjust pricing and minimum stays through the year instead of leaving one rate on the calendar.
- Guest messaging. Pre-booking questions, check-in instructions, mid-stay requests and checkout reminders.
- Cleaning and turnovers. We schedule and coordinate turnover cleans between stays so the home is guest-ready on time.
- Maintenance coordination. When something breaks, we coordinate the repair with vendors and keep you informed.
- Reviews. We follow up with guests, respond to reviews and use the feedback to fix small problems before they turn into bad ratings.
Every property is different, so we do not publish a one-size price. Request a custom management quote and we will look at your home, location and goals first.
The SWFL Short-Term Rental Market by the Numbers
Vacation rental results swing a lot by location. Beachfront and island properties tend to earn higher nightly rates than inland homes, and the gap shows up clearly in the data.
| Market | Average daily rate | Occupancy | Source |
|---|---|---|---|
| Fort Myers Beach | $383 | 56% | AirDNA, Oct 2026 (trailing 12 months) |
| Naples | $351.60 | 53% | AirDNA, Oct 2026 |
| Cape Coral | $279.10 | 52% | AirDNA, Oct 2026 |
AirDNA reports about 1,312 active listings on Fort Myers Beach as of September 2026, with average annual revenue of about $62,700 per active listing before host expenses (AirDNA, Oct 2026). Cape Coral has a much larger supply, with about 8,861 available listings, and Naples about 7,968 (AirDNA, Oct 2026). More supply means more competition, so pricing and listing quality matter.
These are market averages, not a forecast. Your results depend on location, size, pool, water access, condition, reviews and local rules.
Seasonality: How the SWFL Year Works
Southwest Florida has a strong winter-spring high season and a long, slower summer and fall. Lee County’s tourist tax collections show the pattern. In fiscal year 2024-25, monthly collections ran from about $1.93 million in October to about $8.47 million in March, with January ($5.46 million) and February ($6.13 million) also well above the summer months (Lee County VCB, Nov 2025).
In practice that means:
- January through April is peak season, when demand and rates are highest.
- May through July holds steady at a lower level.
- August through November is the slowest stretch, and it overlaps with hurricane season.
Some owners pair short summer stays with a longer winter booking. If a 1 to 6 month furnished snowbird rental fits your property better, we handle those too through our long-term and seasonal management.
Local Short-Term Rental Rules by City
Florida law limits what cities and counties can do. A local ordinance may not prohibit vacation rentals or regulate how long or how often they are rented, but rules adopted on or before June 1, 2011 are exempt from that limit (Florida Statutes 509.032(7), Oct 2026). That is why minimum-stay rules still apply in some SWFL cities and not in others. Always confirm the rules for your exact address before you list.
Fort Myers Beach
Short-term rentals on Fort Myers Beach must be registered with the Town and renewed every year. Registration requires a Fort Myers Beach Fire Control District safety inspection, a copy of your state DBPR license and a notarized consent form. The Town lists a standard registration fee of $400 per unit for 2027, with the renewal window running November 15 to December 15, 2026. You also need a local contact available 24 hours a day who can respond within one hour of Town notice (Town of Fort Myers Beach, Oct 2026). Stay lengths depend on zoning: some areas allow weekly rentals and others allow only one rental per calendar month. In May 2026 the Town mailed warning letters to owners it could not verify as registered (Fort Myers Beach Observer, May 2026).
Sanibel
Most residentially zoned property on Sanibel has a 28-day minimum rental period under Sanibel Code Chapter 126, Article VII, which in practice means one rental per month (Sanibel Real Estate Guide, Jan 2026). A limited number of properties, including some condo complexes, allow 7-day rentals based on historical use and zoning, so eligibility has to be checked property by property (Pfeifer Realty Group, Mar 2026).
Cape Coral
Cape Coral requires annual registration of residential properties rented for six months or less. Starting January 1, 2026, the short-term rental registration fee is $350 per year, and fines run up to $1,000 for a first offense and up to $2,000 for repeat offenses (Avalara MyLodgeTax, Feb 2026). The city also has a seven-day minimum stay for short-term rentals (Avalara MyLodgeTax, Feb 2026).
Bonita Springs
Bonita Springs requires owners to get a city rental permit before renting a single-family, duplex or multifamily dwelling, and the permit covers both short-term and long-term rentals. Permits involve a per-unit fee and an inspection, occupancy is capped at the city’s single-family definition, and owners who live outside the area must name a local agent in Lee or Collier County (City of Bonita Springs Ordinance 16-14). Some larger managed condo and HOA properties are exempt.
Naples
For single-family homes in the City of Naples, rental terms must be 30 days or longer, with an exception allowing shorter stays up to three times per calendar year. A home cannot be advertised for stays shorter than 30 days (City of Naples, Oct 2026).
Unincorporated Collier County
Outside Naples, Marco Island and Everglades City, Collier County requires short-term vacation rental registration before renting under Ordinance 2021-45. It applies to rentals of under 30 days (or under one calendar month) that occur more than three times a year. You need a responsible party reachable 24/7 who can be on site the next day, and the county registration number must appear in all advertising. Repeat violations can bring fines up to $500 per day (Collier County, Oct 2026).
Marco Island
Marco Island voters approved a single-family rental registration program in August 2022, but the city council later rescinded it after legal concerns tied to post-Hurricane Ian state law, and the city settled the last related lawsuit in December 2024 (VRMA / Naples Daily News, Jan 2025). Because this has changed more than once, check the city’s current rules and your HOA or condo documents before listing.
Estero
We did not find a Village of Estero short-term rental registration program in our research. State licensing and Lee County tourist tax still apply, and many Estero homes sit inside HOA or gated communities with their own rental limits. Confirm with the Village and your association before booking guests. Our Estero short-term rentals guide goes deeper on the local picture.
State Licensing and Taxes
DBPR vacation rental license
Florida requires a vacation rental license from the Department of Business and Professional Regulation (DBPR) if you rent an entire unit more than three times in a calendar year for stays shorter than 30 days or one calendar month, whichever is less, or if you advertise it as regularly rented to guests. There are separate license types for condo units and for houses or small dwellings of four units or fewer (Florida DBPR, Oct 2026). A property manager can act as the owner’s agent under a written authorization.
The tax stack on a short-term stay
Stays of six months or less are taxed at several levels:
| Tax | Lee County | Collier County | Source |
|---|---|---|---|
| Florida state sales tax | 6% | 6% | Florida DOR, Jan 2025 |
| County discretionary sales surtax | 0.5% (through Dec 31, 2028) | None | Florida DOR DR-15DSS, 2026 |
| Tourist development tax | 5% | 5% | Florida DOR DR-15TDT, Oct 2026 |
| Total | 11.5% | 11% |
Collier County voters were asked to decide on the November 3, 2026 ballot whether to raise the tourist development tax from 5% to 6%, which would take effect January 1, 2027 if approved (Gulfshore Business, Feb 2026). Check the current rate before you set up a direct booking.
Who files
Airbnb states that it collects and remits the Florida 6% transient rental tax, the county surtax, and the Lee and Collier tourist development taxes on bookings made through its platform, including cleaning fees (Airbnb, Oct 2026). That does not cover everything. Anyone who rents transient accommodations must register with the Florida Department of Revenue, and agents who collect rent for an owner must register too (Florida DOR, Jan 2025). Both Lee and Collier collect tourist tax at the county level rather than through the state (Florida DOR, Oct 2026). Direct bookings and some other platforms may leave filing to you or your manager. We will walk through which bookings are covered and which need a return.
HOA and Condo Rental Restrictions
Read your HOA or condo documents first. Florida law protects owners somewhat, but less for short-term rentals than many assume.
- HOAs (Chapter 720): A rental restriction enacted after July 1, 2021 generally applies only to owners who buy after it passes or who consent to it. However, an HOA may amend its documents to prohibit or regulate rentals of less than 6 months, and to prohibit renting more than three times a year, and those amendments apply to all owners (Florida Statutes 720.306(1)(h), Oct 2026).
- Condos (Chapter 718): An amendment that prohibits rentals, changes the rental term or limits how often units can be rented applies only to owners who consent and owners who take title after it takes effect (Florida Statutes 718.110(13), Oct 2026).
Rules already in place when you bought still apply to you.
Insurance and Hurricane Prep
A standard homeowners policy usually is not built for paying guests. According to the National Association of Insurance Commissioners, most homeowners or dwelling policies “are not designed to cover accidents arising from short-term rentals,” and frequent rentals may be treated as a business that policies exclude or limit (NAIC, Mar 2020). Ask your agent about a short-term rental or landlord policy that covers the structure, liability and lost rental income.
Flood is separate. Most standard homeowners policies do not cover flood damage, and flood insurance typically takes 30 days to become active (FEMA, Sep 2017). Do not wait for a storm in the forecast to buy it.
The Atlantic hurricane season runs June 1 through November 30 and historically peaks around September 10 (NOAA, Sep 2021). For a vacation rental, plan ahead for:
- A written storm plan: who installs shutters, moves outdoor furniture and secures the pool area.
- Clear guest cancellation terms that match your platform settings.
- Photos and an inventory of furnishings for claims.
- A post-storm check and repair coordination before the next guest arrives.
How Pricing Works in SWFL
A single nightly rate leaves money on the table in high season and leaves the calendar empty in the off-season. Dynamic pricing looks at:
- Season: higher rates and longer minimum stays from January through April; lower rates and shorter minimums in late summer and fall.
- Day of week: weekends and holiday weeks price above midweek.
- Lead time: open dates close to arrival may need a price adjustment; far-out peak dates can hold firm.
- Local rules: in cities with minimum-stay rules, like Cape Coral’s seven days or Sanibel’s 28 days in residential zones, the pricing plan has to fit the legal minimum.

Self-Managing vs. Co-Host vs. Full-Service
| Self-managing | Co-host | Full-service | |
|---|---|---|---|
| Listing setup and pricing | You | Shared or co-host | Manager |
| Guest messaging | You | Usually co-host | Manager |
| Cleaning and turnovers | You arrange | Varies | Manager coordinates |
| Maintenance | You arrange | Varies | Manager coordinates |
| Your time | Highest | Medium | Lowest |
| Best for | Local owners with time | Owners who want help with part of the work | Remote or busy owners |
If you live nearby and enjoy hosting, self-managing can work. If you want the guest side handled while you keep the ownership decisions, full-service fits better.
Airbnb & VRBO Management FAQ
Do I need a license to run an Airbnb in Florida?
Yes, in most cases. Florida DBPR requires a vacation rental license if you rent an entire unit more than three times a year for stays shorter than 30 days or one calendar month, or if you advertise it as regularly rented to guests (Florida DBPR, Oct 2026). Some cities and counties also require local registration.
What taxes apply to short-term rentals in Lee and Collier counties?
Stays of six months or less carry 6% Florida sales tax plus any county surtax (0.5% in Lee, none in Collier) and a 5% tourist development tax in both counties (Florida DOR, Oct 2026). Collier voters were asked to decide on the November 3, 2026 ballot whether to raise its tourist tax to 6% (Gulfshore Business, Feb 2026).
Doesn’t Airbnb collect the taxes for me?
Airbnb states that it collects and remits Florida sales tax, county surtax, and Lee and Collier tourist taxes on its own bookings (Airbnb, Oct 2026). Direct bookings and some other channels may still require you or your manager to file, and Florida requires anyone renting transient accommodations to register with the Department of Revenue.
Can I do nightly rentals on Sanibel or in Naples?
Usually not in residential areas. Most residentially zoned Sanibel property has a 28-day minimum (Sanibel Real Estate Guide, Jan 2026), and single-family homes in the City of Naples generally require 30-day terms, with shorter stays allowed up to three times a year (City of Naples, Oct 2026). Check your specific property.
Can my HOA stop me from doing short-term rentals?
Possibly. Under Florida Statutes 720.306(1)(h), an HOA may amend its documents to prohibit or regulate rentals of less than six months, and those amendments apply to all owners. Condo rules work differently under 718.110(13). Read your association documents before listing.
How much do you charge to manage an Airbnb?
We do not publish a flat price because every property is different. Request a custom management quote and we will review your property, location and goals first.
