SWFLA MLSWhere your Glades County listing goes live

Quick answer: A flat fee listing in Glades County puts your Moore Haven, Buckhead Ridge, Lakeport, Muse or Ortona property on SWFLA MLS through a licensed Florida broker, and you pay one flat listing fee at closing instead of a percentage commission. Nothing is due upfront, and you stay in control of price, showings and any buyer-agent compensation.

Glades County is one of the smallest and most rural counties in Florida. It wraps around the west side of Lake Okeechobee, and about 18% of its total area is water. Homes here are lakefront and canal-front fishing houses in Buckhead Ridge, older homes and manufactured homes in Moore Haven, ranch land around Ortona and Muse, and newer construction in the part of Port LaBelle that crosses the county line. With a small buyer pool and slower sales, what you pay to sell has a real effect on your bottom line. I’m Sal DiBenedetto, a licensed Florida broker with The DiBe Group, brokered by eXp Realty. This page explains how a flat fee MLS listing in Glades County works, what the 2026 market looks like, and the lake, land and insurance issues that come up before closing. What does the Glades County housing market look like in 2026?

Glades County is a low-volume market where a handful of sales can move the averages. Zillow’s home value index put the typical Glades County home at about $261,000 in August 2026, down roughly 3% from about $270,000 a year earlier. Market tracker Momentum reported in October 2026 that closed sales took a median of about 74 days, roughly 33 days longer than a year before, and that sellers received about 91% of their asking price. Price per square foot was down about 7% year over year by the same measure.

Inventory has stayed elevated. Zillow counted about 71 homes for sale county-wide in August 2026, after peaking near 85 in April 2026, and about 13% of listings had a price cut. For a county of roughly 13,000 people, that is a lot of choice for buyers. The 2020 Census also counted about 6,500 housing units in Glades County, and about a third of them were vacant on census day, which reflects how many homes here are seasonal fishing retreats, second homes and winter residences.

Lakeport~$184,000Community medianMomentum, Oct 2026
Ortona~$290,000Community median; rural and acreageMomentum, Oct 2026

The spread between a roughly $150,000 Moore Haven median and higher medians elsewhere in the 33471 ZIP code shows why a county-wide average is a poor pricing tool here. A lakeside lot in Buckhead Ridge, a 20-acre pasture near Muse and a new block home in north Port LaBelle are different products with different buyers, and they need their own comparable sales.

What does a flat fee save on a typical Glades County sale?

Commissions are always negotiable in Florida, but many sellers are still quoted a percentage. Using the county’s typical home value of about $261,000, here is how common percentage fees compare with one flat listing fee:

Fee structureOn a ~$261,000 saleNotes
3% listing-side commission~$7,830Paid to the listing brokerage only
2.5% listing-side commission~$6,525Still grows with your price
6% total (listing + buyer side)~$15,660The traditional combined model
Flat fee listingOne flat listing feeSame fee whatever the price; paid at closing

On a $150,000 home in Moore Haven, a percentage commission is a smaller dollar figure, but it is a larger share of your equity. On a ranch parcel or lakefront home well above the median, the gap widens. Glades County property types and who buys them

Lake Okeechobee and canal homes in Buckhead Ridge

Buckhead Ridge, on the north shore of Lake Okeechobee, had about 1,500 residents in the 2020 Census, and most of its residential lots sit on canals that lead into the lake. Its mailing addresses use Okeechobee and the 34974 ZIP code, even though it is in Glades County, which sometimes confuses buyers and online search tools. Buyers here are mostly anglers, boaters and retirees, many of them seasonal. They want to know about canal depth, boat lift and dock condition, lake access and how quickly they can reach open water. Accurate MLS fields and good water-side photos matter more than staging.

Moore Haven and the Caloosahatchee

Moore Haven is the county seat and only incorporated city, with about 1,600 residents in the state’s April 2025 estimate. It sits where the Caloosahatchee meets Lake Okeechobee, and its housing stock includes older block homes, manufactured homes and riverfront properties. Prices here are among the lowest in Southwest Florida, which attracts first-time buyers, investors and cash buyers. Strong, honest pricing and full MLS exposure help you reach financed buyers rather than relying only on cash offers.

Ranch land and acreage around Ortona, Muse and Palmdale

Glades County is ranch country. The USDA’s 2017 Census of Agriculture counted about 429,000 acres in farms across 354 operations, with an average farm size of about 1,200 acres and more than 65,000 head of cattle. Pasture and woodland make up most of that land, and sugarcane, oranges and hay are the leading crops. Sellers of 5-, 10-, 40-acre and larger parcels near Ortona, Muse and Palmdale compete with that landscape. Land buyers ask about fencing, cross-fencing, wetlands, access easements, wells for cattle, hunting potential and agricultural classification.

Lakeport, Fisheating Creek and the Brighton area

Lakeport, on the northwest side of the lake, is a small rural and lakeside community. Nearby Fisheating Creek is the only remaining free-flowing waterway feeding Lake Okeechobee, and the Brighton Seminole Indian Reservation is also in the county. Buyers drawn to this area tend to want privacy, wildlife and room to spread out, and they will pay for clear access and usable high ground.

Manufactured homes and north Port LaBelle

Manufactured homes on owned land are common throughout Glades County. Financing depends on whether the home’s title has been retired into the real property, its year of manufacture and its foundation. Meanwhile, the northern part of Port LaBelle crosses into Glades County, where new single-family construction competes with resales, so resale sellers need to price against builder inventory.

Glades County seller issues to plan for

Well and septic

Outside Moore Haven’s utility service area, most homes run on a private well and septic system. Buyers and lenders commonly ask for a water test and a septic inspection. Having the septic permit, the system’s age and any pump-out or repair receipts in hand keeps the inspection period from turning into a renegotiation.

Lake Okeechobee, flood zones and insurance

The Herbert Hoover Dike, which surrounds Lake Okeechobee for 143 miles, completed a roughly $1.5 billion rehabilitation in January 2023, according to the U.S. Army Corps of Engineers. Lakeside and canal properties may still sit in FEMA flood zones, and wind insurance is a factor county-wide; First Street data shown on Redfin rates wind risk in Glades County as extreme. Florida’s updated seller flood disclosure, effective October 1, 2025, requires residential sellers to disclose known flood damage, flood insurance claims and any assistance received for flood repairs. Our guide to Florida flood disclosure for home sellers covers the details.

Storm repairs and permits

Hurricane Ian brought wind gusts of about 60 to 70 mph to Glades County in 2022, per the National Weather Service, and a tornado badly damaged two homes in Moore Haven. If you repaired a roof, carport, porch or manufactured home after a storm, make sure the permits are closed. Open permits surface in title and lender review and are easier to clear before you list.

Agricultural classification, homestead and property taxes

Florida’s agricultural classification can greatly reduce the taxable value of qualifying land, but it is tied to bona fide agricultural use, and a new owner generally has to apply in their own name with the Glades County Property Appraiser. Your homestead exemption and Save Our Homes cap also do not transfer to the buyer. Florida TaxWatch’s 2025 county averages put total Glades millage at about 16.8 mills, and WGCU reported in July 2026 that the county set a tentative 8.99-mill rate for county services plus a separate 3.1-mill levy for the Sheriff’s Office for the new fiscal year.

How a flat fee MLS listing works in Glades County

  1. Request a quote. Share the address, property type and acreage. We confirm one flat listing fee in writing, with nothing due upfront.
  2. Price with real local comps. We pull Glades County sales from SWFLA MLS and public records. With few sales, we often look at a longer time window and adjust carefully for acreage, water access and home type.
  3. Prepare the listing. Professional photos, plus aerial views for acreage and lakefront properties so buyers can see water access and boundaries.
  4. Go live on SWFLA MLS. The listing syndicates through the MLS to Zillow, Realtor.com, Redfin and other sites and is visible to all cooperating agents.
  5. Set your buyer-agent terms. Compensation is not shown on the MLS. You decide separately what, if anything, to offer.
  6. Negotiate offers and the contract. A licensed broker reviews cash, land and financed offers with you and helps with inspections and repair requests.
  7. Close. Your flat listing fee is paid from proceeds at closing.

When is the best time to list in Glades County?

Glades County’s buyer pool includes many seasonal residents and anglers, and they are most active in the cooler months, when fishing on Lake Okeechobee draws visitors and winter residents are in town. Summer brings heat, heavy rain and hurricane season, which can slow inspections and insurance quotes. With sales taking a median of around 74 days in 2026, and longer in some areas, listing in the fall gives you time to be under contract before the winter season ends. If you need to sell sooner, pricing and exposure matter more than the calendar.

Glades County Flat Fee Listing FAQ

How does a flat fee listing work in Glades County?

You list your Glades County home or land on SWFLA MLS through a licensed Florida broker and pay one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You still get MLS syndication, professional photos, pricing help and broker support on offers and the contract.

Can I list a Buckhead Ridge canal home with a flat fee?

Yes. Buckhead Ridge is in Glades County and listed on SWFLA MLS, even though its mailing addresses say Okeechobee. We make sure the listing shows the correct county, water access, dock and lift details, and flood zone so buyers searching for Lake Okeechobee homes find it and understand what they are getting.

Can I sell ranch land or acreage near Ortona or Muse this way?

Yes. Vacant land, pasture and ranch parcels can be listed on SWFLA MLS for one flat listing fee. Land sells better with a survey, aerial photos and clear notes on access, fencing, wetlands, zoning and any agricultural classification, and we help you present those details.

Will my listing appear on Zillow and Realtor.com?

Yes. Once your listing is active on SWFLA MLS, it is distributed through the MLS to Zillow, Realtor.com, Redfin and many other home search sites, and every cooperating agent can see it in their MLS searches. That reach matters in a county with a small local buyer pool.

How long do homes take to sell in Glades County?

Longer than on the coast. Momentum reported a median of about 74 days on market for closed sales in October 2026, roughly a month longer than a year earlier, and some areas run longer. Pricing to recent local sales and full MLS exposure are the best ways to shorten that.

Do I have to pay the buyer’s agent?

No. Buyer-agent compensation is negotiated separately and is not shown on the MLS. You can offer some, none, or respond to a request in a buyer’s offer. Many rural sellers offer something to attract more agents, but it is entirely your decision.

What closing costs do Glades County sellers pay?

Sellers usually pay Florida documentary stamp tax of 0.70% of the price, owner’s title insurance where customary, prorated property taxes, mortgage and lien payoffs, recording fees and any agreed buyer-agent compensation or concessions. Your flat listing fee is paid from the proceeds at closing, with nothing due before.

Can I sell a manufactured home on land in Moore Haven?

Yes. Manufactured homes on owned land are common in Moore Haven and across Glades County. Before listing, confirm whether the title has been retired into the real property, the year built and the foundation details. FHA, VA and USDA lenders check these, so sorting them out early keeps financed buyers able to close.
