Quick answer: A flat fee listing in Hernando County puts your Spring Hill, Brooksville or Weeki Wachee home on the MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You get MLS syndication to Zillow, Realtor.com and Redfin, professional photos, pricing help and offer and contract support from a licensed Florida broker.

Hernando County sits on the Nature Coast just north of Pasco, about an hour from downtown Tampa by the Suncoast Parkway. It is mostly unincorporated. Brooksville, the county seat, is the only incorporated city, and Spring Hill, by far the largest community, is not a city at all. Weeki Wachee was a tiny city until it disincorporated in 2020. That mix gives Hernando a little of everything: large 1970s and 1980s subdivisions in Spring Hill, gated golf and 55+ communities, canal homes on the Gulf at Hernando Beach, and rolling acreage and horse country around Brooksville and Ridge Manor. Prices are lower than most of Tampa Bay, which draws first-time buyers, retirees and commuters who want more house for the money.

I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list Hernando County homes so they reach buyer agents from Hernando, Pasco, Citrus, Hillsborough and Pinellas, and I handle pricing, contracts and negotiation from start to finish. If you want to understand the program before we talk, the flat fee listing hub covers how it works across Florida.

Which MLS covers Hernando County in 2026?

This is a year of change for Hernando listings. For years, Hernando County had its own association-run MLS. In September 2026, Stellar MLS announced it was expanding into Hernando County after the West Pasco Board of REALTORS and the Hernando County Association of REALTORS merged into a single association, West Pasco Hernando REALTORS. Stellar MLS will be the exclusive MLS for the merged association, and the separate Hernando MLS is being discontinued. Stellar is the MLS already used across Pasco, Hillsborough, Pinellas and most of central and west Florida.

For sellers, that matters. A Hernando listing on Stellar MLS sits in the same database that agents across Tampa Bay and central Florida search every day, so a Spring Hill home shows up right next to comparable homes in Hudson or Brooksville rather than in a smaller, separate system. I list Hernando properties on Stellar MLS and will confirm the exact transition timing and the best listing path for your home when we talk, since the changeover was still being rolled out at the time of writing.

What is the Hernando County housing market like in 2026?

Hernando is one of the more affordable markets in the Tampa Bay area. Zillow’s home value index for the county was about $308,000 as of mid-October 2026, down about 2% from a year earlier, and homes were spending a median of about 56 days on market. Earlier in 2026, Realtor.com data showed a median list price of about $362,000, a median of about 67 days on market and roughly a quarter of listings with price reductions. In plain terms, Hernando is a balanced to slightly buyer-leaning market. Well-priced homes still sell, but buyers have choices and are negotiating.

AreaApprox. median sale priceApprox. median days on marketMarket character
Spring Hill (34606)~$300K~33 daysOlder Spring Hill subdivisions, strong first-time buyer demand
Brooksville (34602)~$299K~87 daysRural lots, acreage, Ridge Manor area and newer subdivisions
Weeki Wachee (34614)~$375K~45 daysRoyal Highlands acreage, newer homes, larger lots
Hernando Beach~$543K~80 daysGulf-access canal homes, flood zone properties

City and ZIP medians are approximate trailing-12-month figures from MLS-based local market data as of mid-October 2026. County value and days-on-market figures are from Zillow Research and Realtor.com. Figures change monthly.

The county keeps growing. University of Florida BEBR estimates put Hernando at about 213,000 residents in April 2025, up roughly 18,000 since the 2020 Census, while Brooksville grew to about 10,100 residents. Much of that growth comes from buyers priced out of Pasco and Hillsborough, which helps keep demand for move-in-ready Spring Hill homes steady.

How much can a flat fee save on a typical Hernando County sale?

Commissions are always negotiable, but traditional total commissions in the Tampa Bay area have commonly been quoted around 5% to 6%. On a $300,000 Spring Hill home, 6% is about $18,000 and a 3% listing side alone is about $9,000. On a $543,000 Hernando Beach canal home, a 3% listing side is about $16,290.

Sale price example3% listing side6% total (traditional)Flat fee listing

$543,000 (Hernando Beach typical)$16,290$32,580One flat listing fee

With a flat fee listing, your listing side is one flat listing fee, paid at closing. Any compensation you offer to a buyer’s agent is a separate choice, negotiated outside the MLS since the 2024 NAR settlement. I explain the options in who pays the buyer’s agent in Florida. To see what you would walk away with, try the seller net sheet with your expected price and payoff.

Which Hernando County property types sell well with a flat fee listing?

Spring Hill block homes

Spring Hill was developed as a huge planned community starting in the late 1960s, and it is still dominated by single-story concrete block homes on quarter-acre lots, many with pools. These homes appeal to first-time buyers, FHA and VA borrowers, and investors. The deciding details are usually roof age, air conditioning age, electrical panel type and whether the home is on city water or well, and on sewer or septic. A clean four-point inspection and wind mitigation report make financing and insurance much easier for your buyer.

Gated golf and 55+ communities

Hernando has several well-known adult and golf communities, including Timber Pines in Spring Hill and Glen Lakes near Weeki Wachee. Buyers here are often retirees relocating from the Northeast and Midwest who shop online months before visiting. Great photos, a floor plan, clear HOA fee details and a summary of what the HOA covers matter a lot. Because these buyers frequently work through agents in their home state who refer to Florida agents, full MLS exposure is important.

Acreage, horse property and Royal Highlands

Royal Highlands, north of Weeki Wachee, is known for homes on lots of an acre or more with room for RVs, boats and animals. East of the Suncoast Parkway, Brooksville and Ridge Manor offer pasture, horse farms and wooded acreage in some of the hilliest terrain in peninsular Florida. Acreage buyers want to know about zoning, wells, septic, fencing, outbuildings and any agricultural classification on the parcel. A flat fee works well on these properties because the price can be high while the marketing work stays about the same.

Hernando Beach canal homes

Hernando Beach has a network of canals with direct Gulf access, popular with boaters and anglers who want to fish the flats and spring-fed rivers of the Nature Coast. Values here are the highest in the county, but so are the flood risk and insurance questions. Expect buyers to ask about elevation, flood insurance cost, seawall condition and whether the home flooded in 2024.

Manufactured homes on owned land

Parts of Brooksville, Ridge Manor and the rural north county have manufactured homes on land the owner holds. These can be listed on the MLS like any other house. Buyers’ lenders will want the year, HUD data plates and whether the home is titled as real property with the land, so I confirm those details before we go live.

What Hernando County seller issues should you plan for?

Storm surge and flood history on the coast

Hurricane Helene’s storm surge in September 2024 flooded Hernando Beach, Aripeka and neighborhoods along Shoal Line Boulevard, with residents describing water rising about a foot every fifteen minutes. Many homes have been repaired, elevated or rebuilt since then, and some are still in process. If your home is west of U.S. 19, be ready with your elevation certificate, flood insurance history, repair permits and any substantial damage determination from the county. Florida’s flood disclosure requirements are covered in Florida flood disclosure for home sellers.

Sinkholes

Hernando is at the center of what Florida insurers call sinkhole alley. A Florida Senate interim report found that Hernando, Pasco and Hillsborough together produced about two-thirds of the state’s sinkhole claims from 2006 through 2009, and state law was changed in 2009 to let insurers nonrenew sinkhole policies in Pasco and Hernando. Every policy must still cover catastrophic ground cover collapse, but broader sinkhole coverage is optional. If your home had a claim, testing or stabilization, you must disclose it. Have the engineering report, repair records and any transferable warranty ready, because buyers and insurers will ask.

Wells, septic and the Weeki Wachee springshed

Many Hernando homes outside the core of Spring Hill and Brooksville use private wells and septic systems. Western Hernando also drains to Weeki Wachee Springs and the spring-fed rivers along the coast, where state springs protection rules have focused on nitrogen from septic systems. Buyers and inspectors increasingly ask for septic pump-out and inspection records and well water tests. Getting those done before listing can head off delays during the inspection period.

Insurance and roof age

As in the rest of Tampa Bay, older roofs and original systems can make a home hard to insure. A recent roof permit, four-point inspection and wind mitigation report help buyers bind coverage, which keeps their loan on schedule and protects your closing date.

I also list homes in other Stellar MLS counties, including Manatee County and Sarasota County, if you are selling more than one property.

How does a flat fee listing work in Hernando County?

  1. Request a quote. Tell me about your home, timeline, payoff and anything unusual such as sinkhole history, flood repairs, a well or septic system, or acreage.
  2. Price it from real Hernando comps. I pull closed sales for your neighborhood and explain where your home fits.
  3. Prepare the listing. Professional photos, a written description, disclosures and supporting documents such as roof permits, inspection reports and surveys.
  4. Go live on the MLS. Your home reaches Tampa Bay and Nature Coast buyer agents and syndicates to Zillow, Realtor.com, Redfin and other sites.
  5. Review offers together. I explain each offer’s price, financing, inspection terms and closing date, and help you counter.
  6. Close. I help coordinate inspections, appraisal, repairs and the title company. The flat fee is paid at closing from your proceeds.

FSBO can work in a hot market, but with Hernando homes averaging around two months on market, MLS exposure is usually what brings in the buyer. Read flat fee MLS vs. FSBO in Florida for a fuller comparison.

What closing costs do Hernando County sellers pay?

Keep in mind that your homestead exemption and Save Our Homes cap do not transfer to the buyer. A long-time Spring Hill owner may pay far less in taxes than a new buyer will, so buyers sometimes ask for a tax estimate based on the sale price.

When is the best time to list in Hernando County?

Hernando’s busiest stretch is usually late winter through spring, roughly February to May, when seasonal visitors and relocating retirees are in town and Tampa Bay families are shopping before summer. Coastal and 55+ properties get extra attention in winter. Summer and early fall overlap with hurricane season, when some buyers pause and insurers can stop writing new policies as a storm approaches. If you have flexibility, plan to have photos and documents ready by January so you can go live at the start of the spring market.

Hernando County Flat Fee Listing FAQ

How does a flat fee listing work in Hernando County?

A licensed broker lists your Hernando home on the MLS for one flat listing fee instead of a percentage commission. The listing syndicates to Zillow, Realtor.com and Redfin, and you get photos, pricing help and offer and contract support. Nothing is due upfront. The flat fee is paid at closing from your sale proceeds.

Is Hernando County on Stellar MLS?

Stellar MLS announced in September 2026 that it is expanding into Hernando County after the Hernando County Association of REALTORS merged with the West Pasco Board of REALTORS. Stellar will be the exclusive MLS for the merged association, replacing Hernando’s separate MLS, so Hernando listings will sit alongside Pasco and Tampa Bay listings.

How long does it take to sell a house in Spring Hill?

Recent MLS-based data shows Spring Hill’s 34606 ZIP code selling in a median of about 33 days over the 12 months to October 2026, faster than the county overall at roughly 56 days. Homes priced correctly with clean inspections sell fastest. Acreage and coastal homes usually take longer.

Can I sell a home with sinkhole repairs in Hernando County?

Yes. Hernando is in sinkhole alley, and repaired homes sell regularly. You must disclose known sinkhole activity, claims and repairs. Provide the engineering report, stabilization records and any transferable warranty. Buyers and insurers mainly want proof the repair was completed and certified.

Do I need to disclose flooding from Hurricane Helene?

Yes. Florida sellers must disclose known facts that materially affect value, and Florida law now requires disclosure of certain flood history and flood insurance claims. If your Hernando Beach or Aripeka home flooded in 2024, share repair permits, insurance records and your elevation certificate.

Can I sell acreage or horse property with a flat fee?

Yes. Brooksville, Ridge Manor and Royal Highlands acreage are good fits for a flat fee because values can be high while the listing work is similar. Have a survey, zoning information, well and septic records and details on fencing, barns and any agricultural classification ready.

Who pays title insurance in Hernando County?

In Hernando, the seller has customarily paid for the owner’s title insurance policy, following the common Gulf coast pattern. The purchase contract controls, so buyers and sellers can agree otherwise. Sellers also pay documentary stamp tax on the deed at 0.70% of the sale price.

Do I have to pay the buyer’s agent?

No. Since the 2024 NAR settlement, buyer agent compensation is negotiated separately and not shown on the MLS. You can offer compensation upfront, respond to a buyer’s request in an offer, or decline. Offering something can widen your buyer pool, but it is your decision.
