Marion County covers a lot of ground and a lot of lifestyles. Ocala, the county seat, calls itself the Horse Capital of the World, and the rolling pastures and board fences northwest of town hold some of the most valuable thoroughbred and show horse farms in the country, with the World Equestrian Center drawing riders from everywhere. Southwest Ocala is lined with 55+ communities like On Top of the World, Stone Creek and Oak Run. Silver Springs Shores and Marion Oaks offer some of central Florida’s most affordable single-family homes. Dunnellon sits on the Rainbow and Withlacoochee rivers, Belleview and Summerfield border The Villages, and the Ocala National Forest covers much of the east side of the county.

What is the Marion County housing market like in 2026?
Marion County is a steady, well-supplied market in 2026. According to the Ocala/Marion County Association of Realtors (OMCAR), the median single-family sale price was about $290,000 in April 2026, down about 3% from a year earlier, while closed single-family sales rose about 9% to roughly 750. Homes took a median of about 58 days to go under contract and about 98 days from listing to closing. There were about 3,300 active single-family listings, roughly a five-month supply. Earlier in the year, OMCAR reported a January 2026 median of about $285,000 with about a 5.2-month supply.
By mid-October 2026, MLS-based tracking showed Ocala’s median sale price near $292,000 over the prior 12 months, a countywide median of about 67 days on market for closed sales, and sellers getting about 95.6% of their asking price. In short, buyers have choices, prices are flat to slightly down, and homes that are priced right and photographed well still sell. Homes that chase last year’s prices sit.
| Area | What sells there | Recent price snapshot |
|---|---|---|
| Ocala (city) | In-town homes, historic district homes, newer subdivisions | About $292K median, trailing 12 months to Oct 2026 |
| Southwest Ocala 55+ (On Top of the World, Stone Creek, Oak Run) | Age-restricted single-family homes and villas | On Top of the World near $210K median (2026 tracker data) |
| Silver Springs Shores | Affordable single-family homes, many built since 2000 | About $245K median (2026 tracker data) |
| Northwest Marion horse country | Horse farms, estates and acreage | Wide range; priced by acreage, improvements and location |
| Dunnellon, Belleview, Summerfield, Marion Oaks | Riverfront homes, 55+ golf communities, starter homes, manufactured homes on land | Varies by community; ask for a current comparable sales report |
Countywide figures are OMCAR single-family data reported by the Ocala Gazette for January and April 2026. Community figures are approximate medians from an MLS-based market tracker in October 2026 and can swing with small sample sizes.
How much can a flat fee save on a typical Marion County sale?
At Marion County’s April 2026 median of about $290,000, a traditional 6% total commission comes to about $17,400. A 5.5% total is about $15,950, and the listing side alone at 3% is about $8,700. With a flat fee listing, you pay one flat listing fee for the listing side instead of a percentage of your price, and you decide separately what, if anything, to offer a buyer’s agent. On a horse farm or estate, where prices can run into seven figures, the difference is larger still.
| Sale price | 6% total commission | 3% listing side only | Flat fee listing |
|---|---|---|---|
| $165,000 (manufactured home on land) | $9,900 | $4,950 | One flat listing fee |
| $290,000 (typical single-family home) | $17,400 | $8,700 | One flat listing fee |
| $900,000 (small horse farm) | $54,000 | $27,000 | One flat listing fee |
Since the 2024 NAR settlement, buyer agent compensation is no longer shown on the MLS. It is negotiated case by case. I explain how that works in who pays the buyer’s agent in Florida, and you can estimate your bottom line with the seller net sheet.
Marion County property types and how to market them
Horse farms and equestrian estates
Horse farm buyers shop on details most agents never ask about: number of stalls, barn construction, wash racks, tack and feed rooms, run-in sheds, paddock count, board or no-climb fencing, arena footing, soil type, distance to the World Equestrian Center and the Florida Horse Park, and whether the land sits inside the county’s Farmland Preservation Area. A farm listing needs a farm property type on Stellar MLS, an aerial or drone photo, a site plan or survey, and a clear statement of agricultural classification. Many farm buyers relocate from Kentucky, the Northeast or Wellington, so online presentation counts.
55+ communities in southwest Ocala and Summerfield
On Top of the World, Stone Creek, Oak Run, Spruce Creek and other age-restricted communities have their own rhythm. Buyers compare clubhouses, golf, monthly fees and what those fees include, so your listing should state the HOA or community fee, what it covers, any transfer or capital contribution fee, and the model and year of your home. Some of these communities sit close to The Villages, so you are also competing with Villages resales; a sharp price and clean presentation help you stand out.
Silver Springs Shores, Marion Oaks and Rainbow Lakes Estates
These large pre-platted subdivisions were laid out decades ago and filled in with homes over time, much like Lehigh Acres or North Port. They attract first-time buyers, investors and FHA and VA buyers. Listings here should note the year built, roof age, whether the home is on central water or a well, and whether it is on sewer or septic, because those details drive financing and insurance.
Manufactured homes on land
Manufactured homes are a big part of Marion County’s market, both in parks and on owned land. OMCAR reported a median manufactured home sale price of about $164,000 in April 2026, up about 7% from a year earlier. Buyers and lenders need the year, HUD labels or data plate, whether the home is permanently affixed, and whether title has been retired to real property. I list these with the right MLS property type so they reach the right buyers.
Riverfront and lake homes
Dunnellon’s homes on the Rainbow River and the Withlacoochee, along with lake homes on Lake Weir near Ocklawaha and homes near the Silver and Ocklawaha rivers, are a small but sought-after niche. Water clarity, dock permits, flood zone and elevation certificate details belong in the listing from day one.
Marion County seller issues to plan for
Sinkholes and karst
Marion County sits on limestone near the top of the Floridan aquifer, and sinkholes are a real concern. Florida insurers must cover catastrophic ground cover collapse, but full sinkhole coverage is optional, and Florida law requires sellers to disclose any paid sinkhole claim and whether the money went to repairs. If your home ever had a claim, repair report or stabilization work, gather the paperwork before listing so it does not surprise a buyer mid-contract.
Septic, wells and springs protection
Much of Marion County lies inside springs protection areas for Silver Springs and Rainbow Springs. State rules have tightened septic standards in these basins, and some properties may face requirements for enhanced nitrogen-reducing systems when a septic system is replaced or a new home is built. Buyers’ inspectors will look at septic age and condition, and lenders often require well water tests. A pre-listing septic pump-out and inspection is inexpensive peace of mind.
Insurance, roofs and storms
Ocala is inland, but hurricanes still reach it, as Ian in 2022 and Helene and Milton in 2024 showed with wind damage and downed trees. Insurers focus on roof age, so a wind mitigation report and a four-point inspection for older homes help buyers get coverage quickly. Flood risk is lower than on the coast but real along the Withlacoochee and in low-lying areas; review Florida’s flood disclosure rules for sellers before you list.
Agricultural classification and farm sales
Many Marion County farms carry an agricultural (greenbelt) classification from the Marion County Property Appraiser, which can lower taxes dramatically. That classification does not automatically continue for a buyer who does not use the land for bona fide agriculture, so buyers will ask what taxes would look like without it. We disclose the current classification clearly and let buyers do their due diligence.

How does a Marion County flat fee listing work, step by step?
- Request a quote. Share the address, property type and timing. I confirm your flat listing fee and answer questions.
- Pricing review. I pull recent Stellar MLS sales for your community, subdivision or farm type and recommend a realistic range. A free home value estimate is a good starting point.
- Gather documents. Survey, HOA or community fee details, roof and HVAC ages, septic and well information, agricultural classification and any sinkhole repair records.
- Photos and listing. Professional photos, drone for farms and acreage, a description written for Marion County buyers, and full Stellar MLS entry with syndication to Zillow, Realtor.com and Redfin.
- Showings and offers. We coordinate showings around your schedule and animals. I review every offer with you and help you negotiate.
- Contract to closing. I help manage inspections, appraisal, repair requests and title until closing.
- Pay at closing. Nothing is due upfront. The flat fee comes out of your proceeds at closing.

With roughly five months of supply in Marion County, buyers have plenty to compare. Skipping the MLS means missing many of the agents bringing those buyers. My guide to flat fee MLS vs. FSBO in Florida goes deeper.
What closing costs do Marion County sellers pay?
- Documentary stamp tax: 0.70% of the sale price on the deed, set statewide. On a $290,000 sale that is about $2,030.
- Owner’s title insurance: commonly paid by the seller in central Florida, but negotiable and set by your contract. Confirm with your title company.
- Prorated property taxes: paid in arrears in Florida, so you credit the buyer for your share of the year. The Marion County Tax Collector issues the bills, and the Marion County Property Appraiser sets values, exemptions and agricultural classifications.
- HOA or community fees: prorated, plus any estoppel letter fee required by your association.
- Settlement, lien search and any agreed repairs or credits.
Your homestead exemption and Save Our Homes cap stay with you, not the home. If you are buying again in Florida, ask about portability so you can carry part of your tax savings to your next homestead.
When is the best time to sell a house in Marion County?
Ocala’s equestrian season runs roughly from fall through spring, and the World Equestrian Center keeps riders in town for much of the year, so horse properties tend to see the most traffic from late fall into spring. The 55+ communities follow the snowbird calendar, with buyers touring in person from January through April. Starter homes in Silver Springs Shores and Marion Oaks track interest rates more than the season. As a rule, listing between late winter and early summer gives the most buyer traffic; summer and hurricane season are slower but not dead, especially for well-priced homes.
Tips for selling a home or farm in Marion County
- Gather sinkhole, septic and well records before you list.
- For farms, get a current survey, aerial photos and a list of improvements with sizes.
- In 55+ communities, state your monthly fee, what it includes and any transfer fees.
- Get a wind mitigation report and, for older homes, a four-point inspection.
- Price against your own subdivision or community, not the county median.
- Clean up the yard and pasture; first impressions from the road matter in horse country.
- Decide your approach to buyer agent compensation before offers arrive.

Marion County Flat Fee Listing FAQ
How does a flat fee listing work in Marion County?
You list your Marion County property on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront. The listing syndicates to Zillow, Realtor.com and Redfin, and you get professional photos, pricing help and contract support from a licensed Florida broker. The fee is paid from your proceeds at closing.
Can you list a horse farm in Ocala with a flat fee?
Yes. I list horse farms, equestrian estates and acreage on Stellar MLS using the farm property type, with aerial photos, acreage, barn and stall details, fencing, and agricultural classification. Because farm prices are high, a flat listing fee instead of a percentage often makes a large difference in what you keep.
Which MLS do you use for Marion County?
I list Marion County properties on Stellar MLS, the main MLS for central and west Florida. Agents in Ocala, Gainesville, The Villages, Tampa Bay and Orlando use it every day, so your home or farm is in front of the agents most likely to bring Marion County buyers.
How long does it take to sell a house in Marion County?
OMCAR reported a median of about 58 days to contract and about 98 days to closing for single-family homes in April 2026. MLS tracking in October 2026 showed about 67 days on market for closed sales. Farms and higher-priced homes often take longer.
Can I sell a home in On Top of the World or another 55+ community this way?
Yes. Homes in On Top of the World, Stone Creek, Oak Run and other 55+ communities can be listed on Stellar MLS like any other home. We include the community fee, what it covers, any transfer fees and age verification rules so buyers have clear answers before they tour.
Do I need to disclose sinkhole history in Marion County?
If an insurance claim for sinkhole damage was paid on your home, Florida law requires you to disclose it to buyers and say whether the money was used for repairs. You should also disclose other known defects. Gather repair and engineering reports before you list.
Do I have to offer a commission to the buyer’s agent?
No. Since the 2024 NAR settlement, buyer agent compensation is not shown on the MLS and is negotiated. You can offer it, consider it in an offer, or decline. I walk you through what is common in your price range and community before you decide.
What closing costs will I pay in Marion County?
Most Marion County sellers pay Florida documentary stamp tax of 0.70% of the price, prorated property taxes, prorated HOA fees, and settlement and lien search fees. Owner’s title insurance is commonly seller-paid in central Florida but is negotiable. A seller net sheet shows your estimated total.
