Quick answer: A flat fee listing in Sumter County puts your home in The Villages, Wildwood, Bushnell, Webster or Center Hill on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront; the fee is paid at closing. You get full MLS exposure, syndication to Zillow, Realtor.com and Redfin, professional photos, pricing help and offer and contract support from a licensed Florida broker.

Sumter County is unlike any other county in Florida. Most of its homes, and most of its residents, sit inside The Villages, the large 55+ community that spills over into Lake and Marion counties and is home to well over 125,000 people. Outside The Villages, Sumter is still a quiet, rural county of cattle pasture, small towns and lakes: Bushnell is the county seat, Webster is known for its long-running Monday flea market, Center Hill sits near the Lake County line, and Wildwood has grown quickly around the junction of I-75 and Florida’s Turnpike. A seller in a Villages designer home and a seller with ten acres outside Webster face very different markets, and a good listing plan accounts for that.

I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list Sumter County homes, villas and land on Stellar MLS, the MLS that agents across central Florida, from Ocala and Leesburg to Tampa Bay and Orlando, search every day. A flat fee MLS Sumter County listing gives your property that reach while you keep more of your equity. What is the Sumter County housing market like in 2026?

Sumter County is a balanced to buyer-leaning market in 2026, with prices holding roughly steady and homes taking longer to sell than they did in 2021 and 2022. Zillow’s home value index put the typical Sumter County home at about $388,000 as of August 2026, down slightly (under 1%) from a year earlier. MLS-based tracking in mid-October 2026 showed a median of about 75 days on market for closed sales and sellers receiving about 94% of their asking price on average. Zillow counted roughly 800 Sumter County homes for sale in August 2026.

That means pricing matters more than it used to. In The Villages in particular, buyers can compare dozens of similar homes in the same village, with the same floor plan, on the same afternoon. A home that is priced right and presented well still sells; a home priced on 2022 memories tends to sit. Here is how the main areas compare based on recent data:

Snapshot figures are approximate and drawn from Zillow and MLS-based market trackers in 2026. Small towns have few sales, so medians can swing month to month. Ask me for a current comparable sales report for your street.

How much can a flat fee save on a typical Sumter County sale?

Take a home near the county’s typical value of about $388,000. A traditional 6% total commission on that price is about $23,280. Even a 5.5% total is about $21,340, and the listing side alone at 3% is about $11,640. With a flat fee listing, you pay one flat listing fee for the listing side instead of a percentage of your price, and you decide separately what, if anything, to offer a buyer’s agent.

Sale price6% total commission3% listing side onlyFlat fee listing
$250,000 (rural home or villa)$15,000$7,500One flat listing fee
$388,000 (typical Sumter home)$23,280$11,640One flat listing fee
$550,000 (premier Villages home)$33,000$16,500One flat listing fee

Since the 2024 NAR settlement, buyer agent compensation is no longer shown on the MLS. It is negotiated, and you decide whether to offer it upfront, consider it in an offer, or not offer it. Many Villages buyers do come with agents, so it is worth thinking through. I explain the options in plain language in who pays the buyer’s agent in Florida, and you can run your own numbers with the seller net sheet.

Sumter County property types and how to market them

Villages designer homes, villas and premier homes

The Villages offers several home categories, from patio villas and courtyard villas to designer homes and larger premier homes on golf course or water lots. Buyers shop by village name, home category, model, lot type and distance to a recreation center or town square (Spanish Springs is mostly in Lake County, but Lake Sumter Landing and Brownwood are in Sumter). Your listing should state the village, the model name if you know it, the golf cart route access, and any upgrades like an enclosed lanai, a birdcage pool, an extended garage for a golf cart, or a newer roof. Those details are what Villages buyers type into search filters.

Wildwood new construction and resale subdivisions

Wildwood has added a large number of new homes in recent years, both in the newer Villages areas south of State Road 44 and in non-age-restricted subdivisions such as Twisted Oaks, Triumph South and Beaumont. When builders are offering incentives nearby, a resale has to compete on price, lot, upgrades and move-in timing. A flat fee listing helps here: you keep more of your price while still sitting next to new construction on the MLS where buyers and their agents compare both.

Rural acreage, farms and manufactured homes

Around Bushnell, Webster, Center Hill and the Withlacoochee River area, many properties are homes or manufactured homes on acreage, often with a well, septic system, fencing and pasture. These buyers want to know the acreage, zoning and land use, fencing, outbuildings, well depth and age, septic age, and whether the property carries an agricultural classification. The year and HUD details of a manufactured home matter for financing. I list these with the right MLS property type so they show up for land and rural buyers, not just subdivision shoppers.

Lake Panasoffkee and lake-area homes

Lake Panasoffkee and its canals draw anglers and buyers who want water without coastal prices. These homes vary a lot: some are on deep canals with direct lake access, some are near the lake but not on it, and some sit in low areas that hold water after heavy rain. Precise lot descriptions and good photos of the water access sell these homes; vague ones invite lowball offers.

Sumter County seller issues to plan for

Villages amenity fees and CDD bond assessments

Most homes in The Villages carry a monthly amenity fee, and many also carry an infrastructure bond assessment levied through one of the Villages community development districts (CDDs). The bond typically appears on the annual property tax bill and may be paid off or left in place for the buyer, depending on the home. Buyers ask about both early, and Florida law requires a CDD disclosure in the sale contract. Before we list, I will help you pull your current amenity fee and your bond balance or payoff from the district so we can state them clearly. Amounts vary by village and by when the home was first sold, so please verify yours rather than relying on a neighbor’s number.

Competing with on-site resale offices

A large share of Villages resales are handled through the developer-affiliated sales offices, and many buyers walk in there first. Stellar MLS reaches the other half of the market: buyers working with outside agents, relocating buyers searching Zillow and Realtor.com from up north, and buyers comparing The Villages with nearby options like Lake County or Ocala’s 55+ communities. Listing on the MLS puts your home in front of all of them.

Flood zones, sinkholes and drainage

Sumter County is inland, so storm surge is not a concern, but flooding is. Areas along the Withlacoochee River, around Lake Panasoffkee and in low-lying parts of the Green Swamp region can sit in FEMA special flood hazard areas, and heavy rain from storms like Hurricane Milton in 2024 caused local flooding. Florida now requires a flood disclosure for residential sales; I cover it in Florida flood disclosure for home sellers. Like much of central Florida, Sumter also sits on limestone, so if a sinkhole claim was ever paid on your home, Florida law requires that you disclose it and whether the money was used for repairs.

Insurance, roofs and wind mitigation

Buyers and their lenders focus on roof age and insurability. A recent wind mitigation report and a four-point inspection on older homes help buyers get quotes quickly and keep a deal from stalling. Many Villages homes from the late 1990s and 2000s have had roof replacements; if yours has, say so in the listing and have the permit date handy.

Well, septic and rural utilities

Outside the cities and The Villages, most homes use private wells and septic systems. Buyers’ lenders and inspectors may ask for a well water test and a septic inspection or pump-out. Getting those done before listing removes a common source of renegotiation.

How does a Sumter County flat fee listing work, step by step?

  1. Request a quote. Tell me the address, property type and your timing. I will confirm your flat listing fee and answer questions.
  2. Pricing review. I pull recent Stellar MLS sales for your village, model or area and give you a realistic price range. You can also start with a free home value estimate.
  3. Gather the details. Amenity fee, CDD bond balance, roof and HVAC ages, survey, well and septic information, and any HOA or deed restriction documents.
  4. Photos and listing. Professional photos, a written description built around what Sumter buyers search for, and full entry on Stellar MLS with syndication to Zillow, Realtor.com and Redfin.

  6. Contract to closing. I help with inspections, appraisal issues, the CDD disclosure and title coordination until closing.

For a deeper comparison, read flat fee MLS vs. FSBO in Florida. In The Villages, where outside buyers often search the MLS first, skipping the MLS usually means skipping a big part of the buyer pool.

What closing costs do Sumter County sellers pay?

Your homestead exemption and Save Our Homes cap do not transfer to the buyer, so the buyer’s future taxes may be higher than yours. If you are buying again in Florida, ask about portability so you can carry some of your savings to your next home.

When is the best time to sell a house in Sumter County?

Sumter’s buyer pool is shaped by retirees and seasonal residents. Activity in The Villages tends to build from January through April, when snowbirds are in town and touring homes in person, and slows in the hottest summer months and during hurricane season. Listing in late fall or early winter lets you be on the market when seasonal buyers arrive. Rural and Wildwood new construction markets are less seasonal and follow interest rates and builder incentives more closely. If you need to sell in summer, sharp pricing and good photos matter even more because many buyers are shopping online from out of state.

Sumter County Flat Fee Listing FAQ

How does a flat fee listing work in Sumter County?

You list your Sumter County home on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront. The listing syndicates to Zillow, Realtor.com and Redfin, and you get professional photos, pricing help and contract support from a licensed Florida broker. The fee is paid from your proceeds at closing.

Can I use a flat fee listing for a home in The Villages?

Yes. Villages homes, patio villas and courtyard villas can be listed on Stellar MLS like any other property. Buyers working with outside agents and out-of-state buyers searching Zillow and Realtor.com will see it. I help you state the village, model, amenity fee and CDD bond details so buyers have the answers they need up front.

Do I have to pay off The Villages bond before I sell?

Usually no. In many cases the CDD infrastructure bond assessment can stay with the home and transfer to the buyer, or you can pay it off and market that as a feature. The right choice depends on your balance and your local competition. We confirm the balance with the district and disclose it in the contract.

Which MLS do you use for Sumter County?

I list Sumter County properties on Stellar MLS, the main MLS for central and west Florida. Agents from The Villages, Leesburg, Ocala, Tampa Bay and Orlando use it daily, so your home is visible to the agents most likely to bring a buyer to Wildwood, Bushnell or The Villages.

Do I have to offer a commission to the buyer’s agent?

No. Since the 2024 NAR settlement, buyer agent compensation is not shown on the MLS and is negotiated. You can offer it, consider a buyer’s request in an offer, or decline. Many Sumter buyers use an agent, so I walk you through the trade-offs before you list.

How long does it take to sell a house in Sumter County?

MLS tracking showed a median of about 75 days on market for closed Sumter County sales as of October 2026, and Wildwood was closer to 90 days. Well-priced homes in popular villages can go faster, while rural acreage and homes priced above recent sales often take longer.

Can you list rural land or acreage in Sumter County?

Yes. I list vacant land, farms and homes on acreage around Bushnell, Webster, Center Hill and Lake Panasoffkee. We use the correct land or farm property type on Stellar MLS and include acreage, zoning, well and septic, fencing and agricultural classification so land buyers find it.

What closing costs will I pay in Sumter County?

Most sellers pay Florida documentary stamp tax of 0.70% of the price, prorated property taxes, their share of CDD assessments if in The Villages, and settlement and lien search fees. Owner’s title insurance is commonly seller-paid in central Florida but is negotiable. A net sheet helps you see the total.
