Hardee County is a small, deeply agricultural county in Florida’s Heartland, sitting along U.S. 17 and the Peace River between Polk County to the north and DeSoto County to the south. University of Florida estimates put the population at about 24,300 as of April 2025. There are three incorporated towns: Wauchula, the county seat, with about 4,900 residents; Bowling Green, with about 2,500; and Zolfo Springs, with about 1,800. Much of the rest of the county is cattle pasture, citrus groves, vegetable and sod farms, nurseries, dairies and phosphate land, with rural communities such as Ona, Fort Green, Limestone and Lemon Grove scattered between.
I am Sal DiBenedetto, a licensed Florida real estate broker with The DiBe Group, brokered by eXp Realty. I list Hardee County homes and land on Stellar MLS, where agents from Polk County, Tampa Bay, Sarasota, Manatee and the Heartland search for property. A flat fee MLS Hardee County listing gives a rural property the regional reach it needs while letting you keep more of your equity. What is the Hardee County housing market like in 2026?
Hardee is one of the smallest residential markets in central Florida, and that shapes everything about selling here. According to Redfin, the county’s median sale price was about $294,000 for the three months ending August 2026, down about 2% from a year earlier, with a median price per square foot of about $202. Redfin counted only around eight home sales in August 2026. The median home went under contract in about 31 days, faster than a year earlier, and sellers received about 97.5% of list price on average.
In Wauchula, the county seat, Redfin reported a median sale price of about $259,000 for the three months ending June 2026, with homes selling in a median of about 50 days. Zillow’s typical home value for the county was about $244,000 in April 2026, up roughly 2.6% from a year earlier, and Realtor.com data showed a median list price near $308,000 with roughly 50 homes for sale. Those different figures are normal in a market this small: one ranch or a handful of new homes can move the median sharply in either direction.
| Area | Typical figure | Days on market | Source / period |
|---|---|---|---|
| Hardee County (all homes) | ~$294,000 median sale price | ~31 days | Redfin, 3 months ending Aug 2026 |
| Hardee County (home values) | ~$244,000 typical value | n/a | Zillow ZHVI, Apr 2026 |
| Hardee County (listings) | ~$308,000 median list price | ~81 days | Realtor.com, Apr 2026 |
| Wauchula | ~$259,000 median sale price | ~50 days | Redfin, 3 months ending Jun 2026 |
| Hardee County land | ~$299,000 median land list price | n/a | Redfin, ~78 land listings, Oct 2026 |
With fewer than a dozen home sales in many months, Hardee County statistics are volatile. Use them as a general guide only. Pricing should be based on a property-specific comparative market analysis that looks at sales across Hardee and neighboring Polk, DeSoto and Highlands counties when local comparables are thin.
Who buys in Hardee? Local families and agricultural workers, buyers from Polk County looking for lower prices and more land, ranchers and growers adding acreage, hunters and outdoor buyers drawn to the Peace River and Paynes Creek, and investors. Because the local buyer pool is small, marketing beyond the county line through Stellar MLS is essential. How much does a flat fee save on a typical Hardee County sale?
At a median sale price of about $294,000, a traditional 6% total commission is about $17,640, and a 3% listing-side commission is about $8,820. Land shows the difference even more. A 15-acre homesite near Wauchula listed around $320,000 would carry a 3% listing commission of about $9,600, and a large ranch tract listed at $2.7 million would carry about $81,000 at 3%. With a flat fee listing in Hardee County, the listing side is one flat listing fee, whatever the price.
| Sale price | 3% listing side | 6% total commission | Flat fee listing side |
|---|---|---|---|
| $200,000 (older Wauchula or Bowling Green home) | $6,000 | $12,000 | One flat listing fee |
| $294,000 (county median) | $8,820 | $17,640 | One flat listing fee |
| $320,000 (15-acre homesite) | $9,600 | $19,200 | One flat listing fee |
| $1,000,000 (ranch or grove tract) | $30,000 | $60,000 | One flat listing fee |
What you offer a buyer’s agent is a separate choice. Since the 2024 NAR settlement, buyer agent compensation is no longer advertised on the MLS and is negotiated in each deal. My article on who pays the buyer’s agent in Florida explains your options, and the seller net sheet shows your estimated proceeds under different scenarios.
Hardee County property types and how to list them
Homes in Wauchula, Bowling Green and Zolfo Springs
Most in-town homes are older frame and block houses on modest lots, along with a growing number of newer homes on the edges of town. Buyers want to know the roof age, electrical and plumbing updates, whether the home is on city water and sewer, and its flood zone. Wauchula homes near Main Street and the historic courthouse draw local buyers, while Bowling Green’s location near the Polk County line appeals to people commuting toward Fort Meade, Bartow and Lakeland.
Rural acreage and homesites
Five-, ten- and twenty-acre parcels are the heart of Hardee’s land market. In October 2026, Redfin showed about 78 land listings in the county, from small lots in Bowling Green to a 317-acre tract near Zolfo Springs. Asking prices for smaller homesites often worked out to roughly $20,000 to $30,000 per acre, while large tracts listed for much less per acre. A good acreage listing includes a survey, legal access, zoning and land use designation, wetlands, fencing, and whether power, a well or septic is already on site.
Ranches, cattle land and citrus groves
Agriculture runs Hardee County. The 2022 Census of Agriculture counted 920 farms covering about 291,000 acres, with about $228 million in agricultural sales, led by fruit and citrus, nursery and sod, vegetables and melons, cattle and dairy. There were about 72,000 head of cattle at the end of 2022. Buyers of working land care about carrying capacity, water use permits, irrigation wells, grove condition and greening history, fencing, pens and barns, and whether a conservation easement applies. In 2025 the state preserved the 2,559-acre Bentley Ranch in Hardee through the Rural and Family Lands Protection Program, a sign of how much value buyers and the state place on intact ranchland.
Peace River and creek frontage
The Peace River runs north to south through the county past Bowling Green, Wauchula and Zolfo Springs, and properties along it and its creeks, such as Payne Creek, Charlie Creek and Horse Creek, offer canoeing, fishing, wildlife and fossil hunting. They also carry real flood risk. River frontage should be marketed for its recreation and privacy, with flood zone and flood history disclosed clearly.
Manufactured homes on land
Manufactured homes on owned acreage are very common in rural Hardee County. Buyers and lenders need the year built, HUD data plates, foundation details, whether the home is titled as real property, and well and septic information. Financing is easier when the home is permanently affixed and the paperwork is in order, so gather it before listing.
Hardee County seller issues: Peace River flooding, phosphate, ag land and utilities
Hurricane Ian in September 2022 brought record Peace River flooding to Hardee County. Parts of Wauchula were underwater, residents in Zolfo Springs and along the river had to be rescued, and the State Road 64 bridge over the river was damaged. Hardee’s sheriff called it the worst he had seen in decades. Buyers remember Ian, so a river-area home needs honest flood disclosure and documentation of repairs.
- Flood disclosure: Florida requires sellers to disclose known flood damage and flood insurance claims. See my guide to Florida flood disclosure for home sellers.
- Phosphate mining: Mosaic’s Ona project covers about 22,500 acres in Hardee County, with about 16,800 acres permitted for mining as of its 2019 federal permit. If your land is near active or planned mining, reclaimed land or a mining company’s holdings, buyers will ask about access roads, water, noise and future land use. Mineral rights should be checked in the title search.
- Agricultural classification: Many parcels are assessed under Florida’s agricultural (greenbelt) classification. A buyer who will not keep farming may lose the classification, raising taxes. Show the current assessed and just values from the Hardee County Property Appraiser so buyers understand the difference.
- Wells and septic: Most rural homes rely on private wells and septic systems. A recent water test and septic inspection make buyers and lenders more comfortable.
- Access and easements: Some acreage is reached by private or unpaved roads. A recorded access easement and current survey prevent title problems late in the deal.
- Conservation easements: Land in programs such as Rural and Family Lands Protection cannot be subdivided or developed. Disclose any easement clearly.
If you own land in neighboring counties, I also list in DeSoto County to the south and in Manatee County to the west, both on Stellar MLS.

Hardee County closing costs for sellers
- Documentary stamp tax on the deed: 0.70% of the sale price statewide. On a $294,000 sale, that is about $2,058.
- Owner’s title insurance: In Hardee County the seller customarily pays for the owner’s title policy, though it can be negotiated.
- Property taxes: Taxes are paid in arrears and prorated at closing as a credit to the buyer. Bills come from the Hardee County Tax Collector, and values and agricultural classifications are set by the Hardee County Property Appraiser, both in Wauchula.
- Survey and land items: On acreage, a new survey, fence line issues, access easements or partial releases of mortgages may be needed.
- Rollback of ag classification: Florida does not impose a rollback tax, but the buyer’s future taxes may rise if the classification is removed. Make sure it is discussed during negotiation.
- Listing fee: One flat listing fee at closing, plus any buyer agent compensation you agree to.
When is the best time to sell in Hardee County?
Hardee’s market follows the farm calendar and Florida’s dry season more than tourism. Late fall through spring is usually the best time to show acreage, because pastures are dry, roads are passable and buyers can walk the land. Summer rains and hurricane season can make low-lying parcels and river frontage look their worst. In-town homes in Wauchula and Bowling Green sell year-round, often to local buyers and families timing a move around the school year.
Tips for selling your Hardee County property
- Get a current survey before listing acreage; it answers boundary and access questions early.
- Pull your record from the Hardee County Property Appraiser and note any agricultural classification.
- Disclose any Peace River or creek flooding from Hurricane Ian and show what was repaired.
- Test your well water and have the septic pumped and inspected.
- Note citrus grove condition, irrigation and greening history honestly for grove land.
- Use aerial photos and boundary overlays for land listings.
- Price using comparables from neighboring counties if Hardee has few recent sales of similar property.

Hardee County Flat Fee Listing FAQ
How does a flat fee listing work in Hardee County?
You list your Hardee County home, ranch or acreage on Stellar MLS for one flat listing fee instead of a percentage commission. Nothing is due upfront. The listing syndicates to Zillow, Realtor.com and Redfin, and a licensed Florida broker helps with pricing, photos, offers and contracts. The flat fee is paid at closing.
Can I list rural acreage in Hardee County with a flat fee?
Yes. Acreage, homesites, ranches and groves can all be listed on Stellar MLS for one flat listing fee. Land often has a high price but similar marketing work, so the savings compared with a percentage commission can be large. A survey, access details and ag classification information make the listing stronger.
What is the median home price in Hardee County?
Redfin reported a median sale price of about $294,000 for the three months ending August 2026, while Wauchula’s median was about $259,000 for the three months ending June 2026. Hardee has very few sales each month, so the median moves a lot, and pricing should rely on a property-specific market analysis.
Which MLS covers Hardee County?
I list Hardee County properties on Stellar MLS, which covers central and west Florida, including Polk, DeSoto, Manatee, Sarasota and Tampa Bay. That means agents from Lakeland, Bartow, Sarasota and Tampa can find your listing, and it feeds to the major home search sites automatically.
Will my agricultural classification transfer to the buyer?
Not automatically. Florida’s agricultural classification depends on the land’s bona fide agricultural use. A buyer who keeps farming or running cattle may qualify, but must apply with the Hardee County Property Appraiser. If the land stops being used for agriculture, the assessed value and taxes can rise significantly.
Do I have to disclose Hurricane Ian flooding?
Yes. Florida sellers must disclose known flood damage and flood insurance claims. Hurricane Ian caused record Peace River flooding in Wauchula and Zolfo Springs in 2022, so buyers will ask. Documenting repairs, permits and your flood zone helps buyers and their insurers get comfortable and keeps the deal moving.
Do I have to pay the buyer’s agent in Hardee County?
No. After the 2024 NAR settlement, buyer agent compensation is not listed on the MLS and is negotiated separately. You can offer compensation, decline, or respond to a buyer’s request in an offer. I help you compare the options using a net sheet so you can decide what makes sense.
Who pays closing costs when selling in Hardee County?
Sellers in Hardee County customarily pay Florida documentary stamp tax of 0.70% of the price and the owner’s title insurance policy. Property taxes are prorated, and acreage sales may need a new survey. The flat listing fee is paid at closing, and buyer agent compensation is whatever you agree to.
