Kingston vs. Verdana Village vs. The Place vs. Corkscrew Shores: Comparing Estero’s Corkscrew Road Communities

Kingston vs. Verdana Village vs. The Place vs. Corkscrew Shores — EsteroSWFL.com

If you are shopping for a newer home in Estero under $1 million, there is a good chance you will end up on Corkscrew Road. East of I-75, the road runs past a string of master-planned communities that have defined Estero’s growth for the past decade, and the newest and largest of them, Kingston, just opened its models. Four of these communities share the same developer, Cameratta Companies, and several share builders, so they can look similar on paper. They are not the same. This guide compares them side by side.

A quick note on geography: everything in this guide is east of I-75 and inland, which shapes daily life in ways a map does not show. You trade a longer drive to the beach and US-41 for newer homes, bigger amenity centers, lower prices per square foot and distance from the coast. For many buyers relocating from the Northeast and Midwest, that trade is exactly the point.

Distances to I-75 are approximate driving distances to the Corkscrew Road interchange. None of these four communities has its own golf course, which keeps fees lower than the golf communities closer to US-41.

Corkscrew Shores

Corkscrew Shores was the first of Cameratta’s Corkscrew Road communities to become a big success, and it is still the one buyers ask about most. Built by Pulte between 2014 and 2021, it is now sold out, so every purchase is a resale.

  • The lake. The community wraps around a 240-acre lake with a kayak launch and fishing pier. Lakefront homes here are some of the most sought-after on Corkscrew Road.
  • Amenities: clubhouse, the Captain’s Club bar and restaurant, resort pool, Har-Tru tennis, pickleball, bocce, fitness center and a staffed gate.
  • Prices: the median resale over the past year has been around $870,000, the highest of the four, reflecting the lake views and location closest to I-75.
  • Fees: HOA fees have generally run in the high hundreds per month based on recent listings. Confirm current figures and CDD status for any specific home.

Best for: buyers who want an established, finished community with a lake lifestyle and the shortest drive to I-75 of the group.

The Place at Corkscrew

The Place at Corkscrew sits on roughly 1,400 acres a little farther east. Lennar and Pulte built it from about 2017 to 2023, and today it is mostly a resale market.

  • Amenities: a resort pool with a 100-foot waterslide and splash pad, two-story fitness center, restaurant and bourbon bar, café, tennis, pickleball, volleyball and bocce.
  • Prices: active listings in fall 2026 ranged from about $600,000 to $1.2 million, with a median resale near $700,000.
  • Fees: one 2026 sale showed HOA dues of about $1,365 per quarter.

Best for: families who want big amenities and a mix of home sizes without waiting on new construction.

Verdana Village

Verdana Village is the corridor’s current workhorse. Cameratta, Lennar and Pulte announced it in 2021 as a 2,400-home community split into West Village (about 1,181 homes) and East Village (about 1,219 homes), with about 1,200 acres of preserve and 31 lakes.

  • Amenities: a sports complex with air-conditioned indoor pickleball, tennis and basketball, a restaurant, the Craft Lounge, a resort pool and separate clubhouses for the West and East villages.
  • Shopping: the Shoppes at Verdana Village, anchored by Publix, is at the front door, and Lee Health has announced a Family Medicine and Convenient Care location there.
  • Prices: Lennar’s posted range in fall 2026 was about $356,000 to $690,000, with some villa collections sold out. Resale list prices have centered near $650,000.

Best for: buyers who want new or nearly new construction, a grocery store within walking or golf-cart distance and a lower price point than Corkscrew Shores. Read our Verdana Village 2026 update for the latest.

Kingston

Kingston is the newest and by far the largest community on the corridor, planned for up to about 10,000 homes on more than 7,600 acres. Phase 1 includes Lennar, Pulte and Neal Communities at Kingston South and Taylor Morrison’s Esplanade at Kingston, and the model home grand opening is October 17, 2026.

  • Amenities: about 30 acres in Kingston South, including a resort pool with slides and a splash park, a saloon with live music, a sports complex with 12 indoor pickleball courts among 32 total, tennis, basketball, a dog park and trails.
  • Prices: from about $330,000 for Lennar villas, with most single-family homes from the $400,000s and larger homes near $900,000 to $1 million.
  • Schools: a True North Classical Academy charter campus is planned, with opening expected around 2028.
  • Trade-off: it is the farthest from I-75, about 10 miles east, and will be an active construction zone for years.

What About Corkscrew Grove?

Farther east, where Lee, Collier and Hendry counties meet near Corkscrew Road and State Road 82, Alico, Inc. is planning Corkscrew Grove Villages in Collier County. Collier commissioners approved the first phase, Corkscrew Grove East Village, for up to 4,502 homes in April 2026, and Alico has pointed to a construction start no earlier than 2028-2029. It is not something you can buy into today, but it signals that the corridor will keep growing for at least another decade. Our Corkscrew Grove update has the details.

How to Compare Fees

Fees are where these communities differ most, and where buyers get surprised. When you compare homes, ask for each of these in writing:

  1. HOA dues for the neighborhood association.
  2. Master association dues, which in large communities like Verdana Village are billed separately.
  3. CDD assessments, both the operating portion and any remaining bond debt. In newer communities like Kingston, CDD debt is typically higher in the early years and is tied to the specific lot.
  4. Capital contribution charged at closing to new buyers.
  5. Amenity or club fees, if any.

Add those to your mortgage, taxes and insurance before you compare monthly costs. A home that is $40,000 cheaper can cost more each month if it carries a large CDD bond.

Drive Times and Daily Life

Corkscrew Road is a two-lane road in parts and gets busy in season. Lee County has widened the stretch from Ben Hill Griffin Parkway to Bella Terra and was finishing the section to Alico Road around the end of 2026, but the segment from Alico Road east toward Verdana Village is not projected to start widening until about 2031. That makes the difference between living three miles and ten miles from I-75 more noticeable from January through April.

  • To Miromar Outlets and FGCU: short drives from all four, since both sit at the Corkscrew Road interchange.
  • To Coconut Point and US-41: roughly 15 minutes from Corkscrew Shores in normal traffic, and 25 to 35 minutes from Kingston.
  • To the beach: plan on 35 to 50 minutes to Bonita Beach or Lovers Key depending on the community and season.
  • To the airport: Southwest Florida International is about 20 to 30 minutes north via I-75 or Ben Hill Griffin Parkway.

New Construction vs. Resale on Corkscrew Road

One of the biggest decisions on this corridor is whether to buy brand new from a builder or buy a resale in a finished community. Each has real advantages.

New Construction (Kingston, Verdana Village)Resale (Corkscrew Shores, The Place)
PriceOften lower entry price per square footCan be higher, but negotiable
IncentivesBuilders often offer closing-cost help or rate buydownsSeller concessions vary with the market
Move-in timingQuick move-in homes or 6 to 12 months to buildUsually 30 to 60 days
Landscaping and extrasOften basic; window treatments, screening and upgrades can add upUsually already done
NeighborhoodConstruction nearby for years; amenities may still be comingFinished streets, mature landscaping, amenities complete
WarrantyBuilder warranty on new systems and structureHome inspection; optional home warranty

A good rule of thumb: when you compare a new build with a resale, add the cost of everything the resale already has, like pool screening, gutters, landscaping upgrades, window treatments and the time it takes to get them done. The gap is often smaller than it looks. On the other hand, a brand-new home built to the latest Florida Building Code, with new roof, windows and mechanicals, can mean lower insurance premiums and fewer repairs for years.

Insurance, Flood and Storm Considerations

Corkscrew Road communities sit well inland, miles from Estero Bay, which keeps them out of the storm-surge zones that affected coastal neighborhoods during Hurricane Ian. That is a major reason buyers relocating from the coast have moved east. Inland does not mean no water, though. This area is low and flat, and much of it historically drained toward the Corkscrew Swamp and Estero River watersheds. The newer communities were engineered with large lake systems for stormwater, and many homes sit in FEMA zone X, but flood zones vary by lot.

Before you commit to any home here, get the flood zone, an elevation certificate if available and real insurance quotes for both wind and flood. Newer roofs and impact windows can lower wind premiums significantly. Our guide to buying a home in hurricane country covers what to ask.
