Where Kingston Is and How You Get There

Kingston sits near the bend in Corkscrew Road toward the Collier County line, roughly 10 miles east of I-75. It stretches from south of Corkscrew Road north toward State Road 82, and its southern edge borders Audubon’s Corkscrew Swamp Sanctuary and South Florida Water Management District land. The land was farmed for citrus for decades under King Ranch; it is not the former Edison Farms property, which Lee County bought for conservation.

Phase 1 is split by Corkscrew Road. Kingston South, with the Lennar, Pulte and Neal neighborhoods, is south of the road. Esplanade at Kingston by Taylor Morrison is north of it. Homes carry Estero mailing addresses, but Kingston was approved by the Lee County Commission and sits outside the Village of Estero’s limits, so county rules, not village rules, apply.

Drive times matter here. From Kingston you will pass Verdana Village, The Place at Corkscrew, Wildblue and Corkscrew Shores on the way to I-75, Miromar Outlets and FGCU. Plan on roughly 15 to 20 minutes to the interstate outside of peak season, longer in winter traffic, and 25 to 35 minutes to Coconut Point or Southwest Florida International Airport. That is the trade-off for new construction at these prices.

The Builders and Prices

Kingston South will have about 3,625 homes from three national and regional builders. All prices below were posted in fall 2026 and will change as sections release.

Lennar at Kingston South

Lennar has the largest share of Kingston South and the lowest entry prices. Its four collections range from roughly 1,460 to 3,950 square feet, with posted prices from about $330,000 to $895,000:

  • Villas from about $330,000
  • Executive homes from about $430,000
  • Manor homes from about $510,000
  • Estate homes from about $610,000

Lennar’s sales center is at 20126 Kingston Southern Parkway. Lennar typically includes many features as standard (“Everything’s Included”), which simplifies comparisons but leaves less room to customize.

Pulte Homes

Pulte offers single-family homes in three collections from about 1,520 to 4,270 square feet. Early reporting put Pulte’s range at roughly $300,000 to $700,000, and the larger plans will run higher. Pulte also built nearby Corkscrew Shores and parts of Verdana Village, so you can tour finished Pulte homes a few miles west to see how they have held up.

Neal Communities

Neal Communities, a Florida builder based in Lakewood Ranch, offers villas and single-family homes in five collections from about 1,430 to 4,440 square feet, with prices listed from roughly the $400,000s. Neal is known for strong design and energy-efficient construction, and this is one of its first large communities in Lee County.

Esplanade at Kingston

North of Corkscrew Road, Taylor Morrison’s Esplanade at Kingston is planned for about 1,285 homes. Esplanade communities are Taylor Morrison’s resort-style brand, and this one offers condos, villas and single-family homes in about 14 floor plans from roughly 1,330 to 4,590 square feet. Pricing has been quoted from the low $400,000s to the low $1 millions.

One thing to confirm when you visit: some listing sites describe Esplanade at Kingston as 55-plus, while others list it as open to all ages. That distinction affects who can buy and how the community will feel, so get the answer in writing from the sales team.

Amenities

Amenities are where Kingston is trying to separate itself from everything else on Corkscrew Road.

Kingston South

  • About 30 acres of amenities in Phase 1
  • A resort pool with water slides and a splash park
  • A saloon-style gathering spot with live music
  • A sports complex with 12 indoor pickleball courts among 32 total courts
  • Fitness center, café and bar
  • Tennis, basketball, bocce, a dog park and walking trails

Esplanade at Kingston

  • Spa and wellness center
  • Culinary center
  • Resort pool and a Bahama-style bar
  • Indoor pickleball
  • Event lawn

Kingston does not include a golf course. If golf is a must, look at the Pandion Club being built on the former Old Corkscrew Golf Club land nearby, or at established golf communities like Grandezza, Wildcat Run and Shadow Wood closer to I-75.

Schools: True North Classical Academy

Kingston plans a True North Classical Academy campus, a tuition-free public charter school with golf-cart access and enrollment preference for Kingston residents. Sources disagree on the details: one describes it as K-12, another as K-8, and opening has been described as 2028 or the 2028-29 school year. The Lee County School District did not have a new school planned for the area in its 10-year plan as of fall 2026.

Until the charter opens, Kingston families will use Lee County’s school choice system. Use our Estero school finder and read about public, charter and private schools in Estero.

Roads, Traffic and the Spine Road

Traffic is the most common concern from people who already live along Corkscrew Road, and it is worth understanding before you buy.

  • The Spine Road. Kingston is building a main road from Corkscrew Road north to State Road 82, which will give residents a second way out. A traffic signal at Corkscrew and the Spine Road was expected to be working by fall 2026, and a signal at SR 82 is expected in winter 2027-28.
  • Corkscrew Road widening. Lee County finished widening the stretch from Ben Hill Griffin Parkway to Bella Terra. Phase 2, from Bella Terra to Alico Road, was expected to wrap up around the end of 2026. Phase 3, from Alico Road toward Verdana Village, is not projected to start until about 2031.
  • Wildlife crossings. Cameratta paid for a panther underpass beneath Corkscrew Road and has said it put about $20 million toward roads and wildlife crossings.

Kingston dropped plans in July 2026 for an evacuation road through the Corkscrew Swamp Sanctuary as part of its settlement with Audubon, so the Spine Road to SR 82 is the main alternate route.

The Environmental Debate and the Audubon Settlement

Kingston has been controversial, and buyers should know the history. The land was long limited to one home per 10 acres under Lee County’s Density Reduction/Groundwater Recharge designation, which protects the aquifer that supplies much of the county’s drinking water. After years of litigation between King Ranch and Lee County, the County Commission unanimously approved Cameratta’s plan in June 2022 at about 1.5 homes per acre, in exchange for large preserves, wetland restoration estimated at about $100 million, hydrologic improvements to reduce flooding in the neighboring Wildcat Farms area, and a road connection to SR 82.

The National Audubon Society sued federal agencies over the permits in August 2025, raising concerns about Florida panther and wood stork habitat. A court denied a request to pause construction in March 2026, and Audubon and Cameratta announced a settlement on August 13, 2026. Under it, easements across the sanctuary return to Audubon within two years, the developer supports panther corridors and the evacuation road through the sanctuary is off the table. Conservation groups including the Conservancy of Southwest Florida and the Sierra Club have remained critical.

What this means for buyers: the legal cloud over construction has largely lifted, but you are buying next to some of the most important wildlife habitat in Florida. Expect wildlife (and the rules that come with it), dark-sky lighting and strict stormwater design. Many buyers see the preserve as a feature, not a drawback.

CDD and HOA Fees

Lee County created the Kingston One Community Development District in October 2023, covering about 2,429 acres. A CDD is a special district that finances roads, water management and amenities through bonds, and homeowners repay them through an annual assessment on their property tax bill. That means Kingston homes will have both CDD assessments and HOA dues. Published amounts were not available as of October 2026, so ask each builder for the exact CDD debt and operating assessment for the specific lot, plus the HOA and any master association fees.

A Buyer Checklist for Kingston

  1. Get the total monthly cost. Ask for the mortgage estimate plus taxes, CDD debt and operating assessments, HOA and master fees and insurance. The sticker price is only part of it.
  2. Ask about the lot. Lake, preserve and corner lots carry premiums. Ask what will be built behind and next to you.
  3. Check the flood zone and elevation. New construction here is built to current standards, but get the elevation certificate and an insurance quote before you commit.
  4. Confirm the age rules. Especially at Esplanade, confirm whether the neighborhood is 55-plus or all ages.
  5. Understand the timeline. Ask when the amenities in your section will be finished and when nearby construction will end.
  6. Drive it at rush hour. Do the commute to work, school and Coconut Point on a weekday morning in season.
  7. Bring your own agent. The builder’s sales consultant works for the builder. Having your own agent costs you nothing in most new-construction sales and gives you an advocate on upgrades, lot choice and incentives.
Register your agent on your first visit. Most builders require your agent to be with you, or registered, at your first visit to the sales center. If you walk in alone, you may lose the ability to have representation later.

Who Kingston Fits Best

Kingston makes the most sense for buyers who want brand-new construction with big resort amenities at prices below what similar homes cost closer to US-41, and who are comfortable with a longer drive. It is a strong fit for remote workers, retirees who want an active social scene and families willing to bet on the planned charter school. It is a weaker fit if you need to be near the beach daily, want golf in your backyard or commute to Naples every day.
