Verdana Village, Cameratta Companies’ 2,400-home community on Corkscrew Road in Estero, is roughly 80% complete as of September 2026. The West Village amenity center is open, East Village amenities are coming next, and a Publix-anchored shopping center and a Lee Health medical facility are bringing everyday services inside the community. Here is where Verdana stands and what is coming.
West Village vs. East Village
Verdana is being built in two villages on more than 2,100 acres, about six miles east of I-75. The West Village is largely built and its neighborhood amenity center has opened, with a clubhouse, fitness center, resort and lap pools, a spa, a sports field and a horseshoes pavilion. Construction in the East Village started in 2025, and its clubhouse and pool are listed as coming soon.
Amenities Already Open
- An indoor and outdoor sports complex with pickleball, tennis and basketball
- Fitness center and movement studio
- Resort pool and spa
- Drift Restaurant, The Craft Lounge and Paradise Pool Bar
- Dog park, café and ice cream, and a yoga lawn
Shopping and Medical Care Inside Verdana
The Shoppes at Verdana Village are open, anchored by Publix with about 78,000 square feet of retail including Dunkin’ and The UPS Store. Lee Health is building a new medical facility of about 10,000 square feet, listed by Verdana as Lee Health Family Medicine and Urgent Care, coming soon. For residents along east Corkscrew Road, that means fewer trips west for groceries and routine care.
Is Now a Good Time to Buy in Verdana?
With about 80% of the community complete, remaining new-construction choices are narrowing in the West Village, while the East Village offers newer phases. Resales are also increasingly available. Things to weigh:
- CDD: Verdana is in the V-Dana Community Development District, which appears on your property tax bill.
- HOA: the 2025 master HOA was about $179 a month, plus any neighborhood fees.
- Growth nearby: Kingston is opening farther east on Corkscrew Road, which will add traffic but also more shopping and services.

Builders and 2026 Prices
Verdana Village was announced in 2021 by Cameratta Companies with Lennar and Pulte Homes as builders, planned for about 2,400 homes across West Village (about 1,181 homes) and East Village (about 1,219 homes), with roughly 1,200 acres of preserve and 31 lakes. In fall 2026, Lennar’s posted prices ranged from about $356,000 to $690,000, with some villa collections already sold out. Resale listings have centered around $650,000, with larger and upgraded homes listed higher.
| Option | What to Expect |
|---|---|
| New Lennar villa or single-family | Posted range about $356,000-$690,000 (fall 2026) |
| Resale single-family | Median list price around $650,000; upgraded homes higher |
| Builder incentives | Often rate buydowns or closing cost help through the builder’s lender |
| Move-in timing | Quick move-in homes vs. several months for to-be-built |
Fees: HOA, Master Association and CDD
Like most large master-planned communities in Estero, Verdana Village has more than one layer of fees. Expect a neighborhood HOA fee and a master association fee, and ask whether the specific home sits in a Community Development District, which would add an annual assessment on the property tax bill. Fees vary by neighborhood and home type; one recent resale listing showed a combined HOA and master fee of roughly $5,100 a year. Always request the current figures for the exact home you are considering and add them to your monthly budget.
Location and Commute
Verdana sits on Corkscrew Road east of I-75. Lee County has widened Corkscrew Road from Ben Hill Griffin Parkway to Bella Terra, and the section from Bella Terra to Alico Road was expected to finish around the end of 2026. The stretch east of Alico Road toward Verdana is not projected to start widening until about 2031. That means season traffic on Corkscrew can add time to trips to I-75, Miromar Outlets and Coconut Point. On the plus side, Verdana residents have a Publix-anchored shopping center at the front door, and Lee Health has announced a Family Medicine and Convenient Care location there.

Tips for Buying in Verdana Village
- Register your own agent on your first visit to the sales center; most builders require it for you to have representation.
- Compare quick move-in homes with resales. A resale with a pool and upgrades may cost less than a new home once you add those items.
- Ask about lot premiums for lake and preserve views.
- Get the full fee picture, including any CDD assessment, before you commit.
- Drive Corkscrew Road at rush hour in season to see your real commute.
Who Verdana Village Fits Best
Verdana works well for families who want big amenities and a grocery store close by, retirees who want an active social calendar without golf fees, and buyers relocating from out of state who prefer new or nearly new construction. It is a weaker fit if you want golf in your backyard, need a short drive to the beach every day, or want an established neighborhood with mature trees. Visiting both the West and East Village amenity centers on a weekend gives you a good feel for the community’s pace.
Selling a Verdana Village Home
If you own in Verdana, your biggest competitor is the builder down the street. Resale sellers win by pricing against new construction, highlighting finished upgrades such as pool, extended lanai, landscaping, window treatments and hurricane protection, and offering a move-in timeline a new build cannot match. A flat fee listing can help you compete on price while keeping more of your equity; see our Estero flat fee listing page.
