Estero Bay Village Homes for Sale in Estero, FL
Estero Bay Village is on Tahitian Boulevard in Estero, on the banks of the Estero River. It is a 55+ community, and it is a land-lease community: residents own their manufactured homes but lease the lot underneath, paying monthly lot rent to the community owner. That keeps purchase prices low, well below most site-built homes in Estero, but lot rent is an ongoing cost to budget for.
Homes
Homes are manufactured homes, about a quarter of them multi-section. Ages and conditions vary, so a careful inspection matters.

- Heated pool and fitness room
- Shuffleboard, bocce and horseshoes
- Boat docks and a boat launch on the Estero River
- Kayaking and fishing along the riverbank
- Boat and RV storage

Lot Rent vs. Owning the Land
In a land-lease community like Estero Bay Village, you buy the home but not the land, and you pay monthly lot rent that can increase over time. In a resident-owned community like nearby Riverwoods Plantation, residents own their land and pay an association fee instead. Compare the total monthly cost, the lease terms and rent-increase history before deciding.
What to Check Before You Buy
- Current lot rent, what it includes and how much it has increased
- Prospectus and lease terms
- Community approval process and age requirement
- Home age, roof and wind-zone rating
- Insurance cost and availability
- Flood zone, since the community is on the river

Lot Rent, Legal Protections and Home Condition in Estero Bay Village
Buying in Estero Bay Village means making two decisions at once: whether the manufactured home is sound, and whether the lot lease fits your long-term budget. The sections below go deeper on both, using Florida law, federal construction standards and recent listings. They also cover flood checks for a river location and how Estero Bay Village compares with nearby options.
What Lot Rent Looks Like in Practice
Lot rent is paid every month to the community operator for as long as you own the home. One for-sale-by-owner listing in Estero Bay Village on MHVillage showed lot rent of $950 per month for a remodeled riverfront home. That is one data point, not a community-wide rate, so we confirm the current figure for every buyer.
When you build a budget, add these monthly items to the purchase price:
- Lot rent, plus any separately listed pass-through charges
- Wind/homeowners insurance on the manufactured home
- Flood insurance, if you choose or need it
- Utilities the lot rent does not cover
- Dock or boat/RV storage fees, if they are charged separately
Florida law requires pass-through charges to be listed separately from lot rent, with the amount, the government entity behind it and its start and end dates (s. 723.037, F.S.). Ask to see the last few years of notices so you know how rent has moved.
Financing is different, too. Because the land is leased, buyers usually pay cash or use a manufactured home (chattel) loan rather than a standard mortgage. Talk to a lender who handles these loans early, and test the payment with lot rent added in our SWFL mortgage calculator.
Your Rights Under the Florida Mobile Home Act
Chapter 723 of the Florida Statutes gives residents of larger land-lease communities specific protections. The key ones for buyers:
- Prospectus before you sign. Parks with 26 or more lots must deliver a state-approved prospectus before you sign a lot rental agreement or move in, whichever comes first. A separate flood disclosure must be delivered at the same time (s. 723.011).
- 15 days to back out. After the prospectus is delivered, the lot rental agreement is voidable by the resident for 15 days (s. 723.011).
- 90 days’ notice of changes. The owner must give at least 90 days’ written notice before a lot rent increase, a cut in services or utilities, or a rules change, and that right cannot be waived (s. 723.037).
- A seat at the table. Affected homeowners can name a committee of up to five people. The owner must meet with it at least 60 days before a change takes effect and explain the specific reasons, such as itemized cost increases (s. 723.037).
If the flood disclosure is not given and you later suffer substantial flood loss, the statute lets you end the lot rental agreement by written notice within 30 days of the damage (s. 723.011). For advice on a specific agreement, talk to a licensed Florida attorney.
Home Age, Wind Standards and Insurance
The build year of a manufactured home matters more than almost any upgrade. Lee County is in HUD Wind Zone III, the highest federal wind zone, with a 110 mph design wind speed (24 CFR 3280.305). Stronger federal wind standards for manufactured homes took effect on July 13, 1994 (Federal Register, Jan. 14, 1994).
Homes listed in Estero Bay Village have ranged from homes about 31 to 40 years old to fully remodeled units. For any home, ask for:
- The HUD data plate or label showing the build year and wind zone
- Tie-down and anchoring inspection results
- Roof-over or roof replacement receipts
- Dates for AC, water heater, plumbing and electrical updates
- Any permits for added rooms, carports or screen rooms
Insurers price older and pre-1994 homes very differently, and some will not write them at all. Get quotes from a licensed insurance agent before your inspection period ends.
Flood Checks for a Riverfront Community
Each home site along the Estero River should be checked on its own. The Village of Estero’s Forerunner flood portal shows a property’s flood zone, base flood elevation and any elevation certificate on file.
Estero is a Class 6 community in FEMA’s Community Rating System, so NFIP flood policyholders get a 20% premium discount; FEMA confirmed the rating in November 2024 (Village of Estero). Standard homeowners policies do not cover flood, so ask about a separate flood policy even if no lender requires it. Our hurricane home buyers guide covers storm prep in more detail.
Getting Out on the Water
The Estero River connects residents to two state parks. Koreshan State Park, at 3800 Corkscrew Road, has a boat ramp, canoe and kayak rentals, a riverside nature trail and campsites, and Estero Bay Preserve State Park lies just to its northwest, according to the Florida State Parks brochure. The same brochure names Lovers Key State Park and Delnor-Wiggins Pass State Park as the nearest Gulf beaches.
Listings describe Gulf access by boat from the river. Dock space and storage are limited, so ask the office what is available before you plan around a slip. See our Estero activities guide for more.
