The Estates at Estero River at a Glance
The Estates at Estero River is an intimate gated community of 94 single-family homes in Estero, built by Coastal Living Homes. Its small size gives it a quiet, private feel that stands apart from Estero’s larger master-planned communities, while its setting along the Estero River connects residents to one of the area’s most scenic natural areas. A community canoe and kayak launch provides direct access to Koreshan State Park, so paddling the river is part of everyday life here. Residents also enjoy a picturesque picnic area and gazebo, and the nearby Estero Community Park adds bocce, horseshoes, sand volleyball courts, walking paths and open green space. The community notes very low HOA fees and no CDD, which keeps ongoing costs simple compared with many newer neighborhoods in the area. With only 94 homes, the neighborhood offers a close-knit atmosphere where neighbors tend to know one another. Its central Estero location keeps daily conveniences close: Coconut Point’s shopping and dining, Florida Gulf Coast University and Southwest Florida International Airport are all a short drive away, and US-41 and I-75 connect easily to Fort Myers, Bonita Springs and Naples for work, shopping, healthcare and weekend trips to Gulf beaches.

Homes, Prices and Buying Tips at The Estates at Estero River
The Estates at Estero River sits east of US-41 and north of Corkscrew Road, off Sandy Lane, according to a community profile. Homes were built starting in 2004 in one-story and two-story plans, on lots of roughly a sixth of an acre. Below we cover home styles, 2026 prices, fees, the parks and river nearby, commute times, flood checks and what to look at before you buy or sell.
Home Styles and Floor Plans
Homes in The Estates at Estero River are larger single-family houses, many with three-car garages, pools and screened lanais. Recent sales ranged from about 2,547 to 2,934 square feet with three to five bedrooms. Two-story plans often include a loft or bonus room that can serve as an extra bedroom.
Some homes back up to preserve land. One 2026 listing described a fenced yard backing onto a 5-acre preserve. Because there are only 94 homes, listings are infrequent, and well-kept homes tend to draw interest quickly.
Prices and Market Activity (2026)
Three homes in The Estates at Estero River sold between June and August 2026, at prices from about $548,000 to $660,000, or roughly $211 to $225 per square foot. All three closed below their list price. In October 2026, one home was listed at $700,000.
With so few sales each year, a single sale can move the averages. We pull the latest comparable sales, including nearby neighborhoods, when you are ready to make or receive an offer. Sellers can start with our Estero home value estimate.
HOA Fees and Rules
HOA fees in The Estates at Estero River are lower than in most amenity-heavy Estero communities because the neighborhood has a gate and river launch rather than a clubhouse. One 2026 listing showed a master HOA fee of $366 per quarter, or $1,464 a year. Fees change, so we confirm current dues and any assessments before an offer.
Listed restrictions include architectural review, no commercial use and no RVs. One listing stated there are no HOA breed or weight limits for pets and that play sets are allowed. Always read the current declaration and rules yourself.
The Estero River, Kayaking and Parks Nearby
The neighborhood’s canoe and kayak launch puts you directly on the Estero River, which flows west to Estero Bay. Paddlers can reach Koreshan State Park, which has its own boat ramp, canoe and kayak rentals, a riverside nature trail and campsites, according to the Florida State Parks brochure. The park entrance is at 3800 Corkscrew Road.
Estero Community Park sits across the street, and it offers more than open space. Lee County lists a recreation center with gym access and a game room, a fitness center for an added fee, the K-9 Corral dog park with a dog wash, seven pavilions, an 18-hole disc golf course and a historic area with docent tours of the 1902 Hall-Hanson-Collier house and the 1904 Estero Creek schoolhouse (Lee County Parks). Find more ideas in our Estero activities guide.
The river also ties the neighborhood to Estero’s history. The Koreshan Unity settlers arrived in 1894, and in 1961 the last four members deeded their land to the state as a park and memorial. The settlement is now a historic district on the National Register of Historic Places, per the same state parks brochure.

Flood Zones and Insurance
Being near the river does not automatically mean a high-risk flood zone, but each lot must be checked. One 2026 listing in the neighborhood stated it is in flood zone X. You can look up any address, including its flood zone, base flood elevation and any elevation certificate on file, on the Village of Estero’s Forerunner flood portal.
Estero is a Class 6 community in FEMA’s Community Rating System, which gives NFIP flood policyholders a 20% discount (Village of Estero). Florida sellers must provide a written flood disclosure at or before the signing of a residential sales contract (s. 689.302, F.S.). Get flood and wind quotes from a licensed insurance agent during your inspection period.
What to Know Before Buying in The Estates at Estero River
- Original systems. Homes built around 2004 may have original AC units, water heaters or pool equipment. Ask for replacement dates and receipts.
- Roof and wind mitigation. Tile roofs are common. A roof inspection and wind mitigation report can affect insurance premiums.
- Flood and drainage. Check the flood zone, elevation certificate and any flood history disclosed by the seller.
- Preserve and river lots. Ask how preserve buffers and the river launch are maintained, and whether any rules limit fences or docks.
- HOA documents. Request the budget, rules, architectural guidelines and any pending assessments.
- Limited inventory. Get pre-approved early so you can move when a home is listed. Our SWFL mortgage calculator helps you set a budget.
Selling a Home in The Estates at Estero River
Sellers here compete mostly with themselves, because only a few homes come up each year. That makes pricing and presentation more important than in large communities with steady inventory. The one home listed in October 2026 had been on the market for more than 300 days, and all three summer 2026 sales closed below list price.
Before listing, gather your roof, AC and pool equipment dates, any wind mitigation report and your flood disclosure details. Buyers and insurers ask for them early. If you want a lower-cost way to list, compare options on our Estero flat fee listing page.
