West Bay Club is a gated, member-owned golf and boating community of about 704 homes on roughly 868 acres where the Estero River meets Estero Bay, at 4606 West Bay Blvd in Estero, Florida. More than 500 acres are preserved as mangroves and natural land, and members have a Pete Dye golf course, a private beach club on Bonita Beach and their own river launch.

About West Bay Club
West Bay Club was zoned in 1996, welcomed its first residents in 1998 and was originally developed by Lehman Brothers’ West Bay Club Development Corp. The developer sold its remaining tracts in 2014, and today the club and community association are managed by Troon Privé.
The master plan allows up to 1,016 homes. Today there are about 704, and the new tower described below will bring the total to around 790. The community is not age-restricted.
West Bay Club Neighborhoods & Home Types
West Bay Club has nine neighborhoods, according to Troon, from villas and carriage homes to high-rise towers and custom estates:
- Turtle Pointe: villas and carriage homes, estimated around $450,000 to $750,000.
- Jasmine Bay: high-rise condo towers with bay views, from about $1 million to more than $5 million.
- Riverbrooke and Chapel Ridge: custom estate homes; Riverbrooke estates run from about $2 million to more than $5 million.
Recent sales have ranged from about $485,000 to $4.5 million, so West Bay Club works for buyers at very different budgets who want the same private club.
The Island at West Bay
The biggest news at West Bay Club is The Island at West Bay, a 24-story tower by Kolter Urban with 86 residences of about 3,715 to 4,050 square feet, priced from roughly $3 million to $3.5 million at launch. It broke ground on January 29, 2025, reached its 24th floor in September 2026 and is expected to welcome its first residents around mid-2027. It will be one of the tallest residential buildings in Estero, with views across Estero Bay to the Gulf.
West Bay Club Golf, Beach & Boating
The 18-hole, par-72 course was designed by Pete Dye and P.B. Dye and renovated by Fry/Straka for about $4 million in 2018. It made Golfweek’s list of top residential private courses in 2023. Expect classic Dye features such as bulkheaded greens and strategic water carries, softened by several tee sets.
- A private Beach Club on Little Hickory Island in Bonita Beach with more than 200 feet of beach; the new 4,245-square-foot Beach Club opened in March 2024 after Hurricane Ian.
- River Park, with a private launch, dock, land storage, kayaks and a fishing pier.
- The Bay House with pools and fitness, the Golf House, and the Niblick pub.
- Eight Har-Tru tennis courts and six pickleball courts.
The club has invested more than $20 million in upgrades, including a $12 million Vision 2020 plan.
West Bay Club Membership & Fees
West Bay Club is member-owned with several tiers. Premier (full golf) membership is equity and capped at 300, so there can be a waitlist. Social and Preview tiers are also available. Based on 2026 figures from local sources:
- Premier initiation around $130,000, with annual dues around $16,900.
- Social initiation around $3,000, with modest annual dues.
- No CDD.
- A master HOA plus neighborhood or condo fees. One Indigo Bay condo showed about $2,595 per quarter master HOA plus $3,445 per quarter condo fee in 2026.
Some 2026 listings describe golf as optional and non-equity for certain homes, so confirm the membership terms that apply to the property you are buying.
Flood Risk & Location
Many West Bay Club homes are in special flood hazard areas, and the community lost its old Beach Club to Hurricane Ian. Ask for the flood zone, an elevation certificate, the home’s Ian history and insurance quotes, and for condos, the building’s reserves and structural inspection status.
West Bay Club is about five to ten minutes from Coconut Point, close to Koreshan State Park and roughly 20 minutes from Southwest Florida International Airport.
How West Bay Club Changed Hands
The land under West Bay Club sold in August 1997 for $9.41 million. In March 2014, West Bay Club Development Corp. sold its remaining tracts at 4500, 4600 and 4606 West Bay Boulevard for $6 million to West Bay Hill LLC of Naples, whose principals were Gary Chensoff and Christopher Johnson (Business Observer, Mar 2014). The community sits west of US-41 off Williams Road, bounded by the Estero River and Estero Bay (Naples Condo Boutique).
Two member bodies run day-to-day life. The West Bay Golf Club oversees the club, and the West Bay Community Association oversees the neighborhoods. Each had its own president when members approved the Vision 2020 renovation plan (The Golf Wire, Feb 2020). Troon Privé manages both the club and the community association (Troon, Jan 2022). When you review a resale, expect separate documents and budgets from the club, the community association and, for condos, the building association.
West Bay Club Neighborhoods by Name
Troon describes nine neighborhoods, with The Island at West Bay as the final tower (Troon, Apr 2023). The neighborhood names that appear on area market pages include Chapel Ridge, Indigo Shores, Jasmine Bay, Laurel Ridge, Natures Cove, Riverbrooke, Sunset Trace, Turtle Pointe and Turtle Point Cove (Naples Condo Boutique). Closings from April to September 2026 break down like this (Subdivisions.com, Oct 2026):
- Condos: Jasmine Bay North, Jasmine Bay South, Turtle Point and Indigo Shores.
- Single-family homes: Natures Cove, Turtle Point Cove, Chapel Ridge, Sunset Trace, Laurel Oaks and Westlake Court.
Jasmine Bay was built in 2007 and was West Bay’s only high-rise neighborhood before The Island. One 2026 Jasmine Bay North listing, a 1,766 square foot, three-bedroom unit on the 11th floor, showed a condo fee of $4,052 a quarter, a common charge of $1,217 a quarter and a master HOA fee of $2,595. The building has guest suites, a gym, a club room, a movie theater and an infinity-edge pool (William Raveis listing, 2026).
Chapel Ridge has single-family homes that start around 3,000 square feet, some on the 10th and 14th holes. Homes listed there in July 2026 were built in 2003 and 2006. A 3,252 square foot Chapel Ridge home sold for $2,080,000 on July 31, 2025 (Naples Condo Boutique, Jul 2026).
Recent West Bay Club Sales Mix
A sample of 29 West Bay Club closings from April 10 to September 30, 2026 had a median sale price of about $825,000 and a median of about $418 per square foot. The 18 condos in the sample had a median near $660,000, and the 11 single-family homes had a median near $1.675 million. Jasmine Bay North had the most sales, with eight (Subdivisions.com, Oct 2026). The Golf Course and Clubhouse Timeline
The Dye course opened in 1999, a year after the first residents moved in (Troon, Apr 2023). Fry/Straka calls it a combination core layout, with eight holes playing parallel to each other (Fry/Straka). The 2018 renovation began in April 2018 and finished in December 2018 (The Golf Wire, Feb 2020). In December 2023, BoardRoom Magazine named West Bay a Distinguished Club at the Elite level (First Call Golf, Dec 2023).
Members approved the Vision 2020 plan in early 2020. Construction started in April 2020 and came in three phases. The Golf House reopened in January 2021. Phase two, finished in January 2022, covered the Niblick pub, the Bay House activity center, the new Aqua Café poolside restaurant and a new fitness building. Phase three was the Beach Club (Troon, Jan 2022). The casual Niblick overlooks the 9th and 18th greens (Fry/Straka).
The Beach Club After Hurricane Ian
The rebuilt Beach Club on Little Hickory Island is about 20 minutes from the main gate. Its 4,245 square feet includes 1,145 square feet of indoor dining and 1,910 square feet of outdoor dining and deck, more than double the old building. It has a full-service restaurant and bar, changing rooms and towel service. Valet and on-site parking hold up to 60 cars, and the adjacent lot holds 30 more. Ian washed out the seagrape along the dunes, and that left the club with roughly 30 to 40 percent more usable beach (Troon Privé magazine, Apr 2024). Read our Southwest Florida hurricane center for storm-season planning on the coast.
River Park, Sports Park and Trails
Beyond the clubhouse, a 2026 listing describes a 1.5-mile walking trail at River Park, along with boat storage and a launch with Gulf access. The Sports Park has six pickleball courts, bocce courts, a fitness lawn and two dog parks (William Raveis listing, 2026).
Flood Zones, Pets and Leasing
A 2026 listing for The Island at West Bay at 5100 Baybridge Boulevard showed FEMA flood zone AE and a ground elevation of about 3 feet, with no CDD on record. That listing showed HOA dues of $812 a month and named Garcia Stromberg as the architect (Momentum listing, Oct 2026). Sellers of homes in AE zones should read our Florida flood disclosure guide.
Pet rules vary by building. A 2026 Jasmine Bay rental at 4751 West Bay Boulevard listed pets as not allowed. A 2026 Jasmine Bay North sale listing at 4761 West Bay Boulevard listed a number limit on pets (William Raveis listings, 2026). Seasonal leasing does happen. That same Jasmine Bay North listing offered a summer 2026 lease that could transfer to the buyer (William Raveis listing, 2026).
