About Shadow Wood

Shadow Wood is part of The Brooks, the 2,500-acre area Bonita Bay Group developed along Coconut Road in the late 1990s. Homes were built mainly from 1998 to 2005 and range from carriage homes and villas to some of the most expensive estate homes in Estero. Over the past 12 months the median sale has been about $1.05 million, with a top sale of about $4.1 million.

Shadow Wood residents also have access to the Brooks-wide Commons Club and its private Beach Club on Bonita Beach, rebuilt after Hurricane Ian and completed in June 2026.

Shadow Wood Country Club Golf

Shadow Wood Country Club has 54 holes on three courses. The original North and South courses are credited to Bob Cupp, and the Preserve course was originally designed by Arthur Hills and redesigned by Rees Jones in 2020. Rees Jones has renovated all three, so the golf is in excellent condition.

Shadow Wood Membership

The club is member-owned, and golf is optional rather than bundled. Categories include Full Golf, Member-in-Waiting and Lifestyle. Full golf membership often has a waitlist, but a buyer can usually take over the seller’s golf membership at closing and skip the line.

That transfer can be worth a lot of money and years of waiting, so if golf matters to you, make the membership part of your offer. A 2023 brochure listed a $125,000 golf capital contribution plus about $14,300 in annual dues; current figures are not published, so ask the club directly.

New Lifestyle Center

Shadow Wood broke ground in August 2025 on a $22.5 million Lifestyle Center with resort pools and six indoor pickleball courts. It is expected to be finished in late 2026 and is being funded without a member assessment.

Shadow Wood Fees

In The Brooks these layers can add up to more than your property taxes, so get every fee in writing before you make an offer.

Location & Flood Zones

Shadow Wood sits off Coconut Road, about five minutes from Coconut Point, about four miles from I-75 and 15 to 20 minutes from Bonita Beach. Most of The Brooks is in FEMA flood zone X, and Estero reported mostly minor wind damage east of US-41 during Hurricane Ian.

Tips for Buying in Shadow Wood

How the Club Came to Be Member-Owned

Shadow Wood Country Club was built by Bonita Bay Group around the turn of the millennium. After the credit crunch, the developer sold off its golf clubs to avoid bankruptcy, and Shadow Wood’s members agreed to take control of theirs (Golf Course Architecture, April 2021). That history explains why the club, not a developer, now decides on capital projects such as the course renovations and the new Lifestyle Center. Members also approved the $22.5 million Lifestyle Center themselves (Shadow Wood club profile via Golf Life Navigators, May 2026).

One Course Is Not at The Brooks

Buyers are often surprised that the three courses are not all in the same place. The North and South courses, both Bob Cupp designs, sit inside Shadow Wood at The Brooks. The Preserve course, an Arthur Hills design, is about a 15-minute drive north alongside the Estero Bay Preserve (Golf Course Architecture, April 2021). It belongs to Shadow Wood Preserve, a separate gated community of 293 coach homes, villas and single-family homes on 440 acres between the Estero Bay preserve and Mullock Creek, west of US-41 and about four miles north of The Brooks (Golf Life Navigators, May 2026). Full golf members play all three.

The Rees Jones renovations ran one course at a time. The North reopened in November 2017 after Jones and associate Bryce Swanson rebuilt every green, added a new set of membership tees and reworked the bunkers, working from Bob Cupp’s hole-by-hole notes with help from his son, Bobby Cupp (Golf Course Architecture, Nov 2017). The South was finished in October 2018 with rebuilt greens, redesigned greenside bunkers and rebuilt rock walls along the ponds (Rees Jones Inc., 2018). The Preserve reopened in November 2020; its greens were opened at the front and given mown surrounds because the old layout was known for being punishing and was played mostly by low handicappers (Golf Course Architecture, April 2021). All three courses are Audubon International Cooperative Sanctuaries.

What the Membership Categories Actually Include

The three categories on this page differ more than the names suggest (Golf Life Navigators, May 2026):

The club says a buyer purchasing in Shadow Wood or Shadow Wood Preserve from a resigning golf member can skip the waitlist and join at closing. Non-residents can apply too, so you are competing with outside members for spots. Beyond the courses, the club lists eight Har-Tru clay tennis courts, three covered and lighted bocce courts, a Toptracer range with four covered bays, indoor hitting bays and two clubhouses (Golf Life Navigators, May 2026).

Lifestyle Center Details

The Village of Estero’s Planning, Zoning and Design Board approved the Lifestyle Center with stipulations in August 2025. It is a one-story, 34,000-square-foot building next to the clubhouse with six indoor pickleball courts, new dining, a tennis pro shop, relocated outdoor tennis courts and a resort-style pool, built in two phases with work limited to 7:30 a.m. to 5:30 p.m. Monday through Saturday (Village of Estero, Aug 2025). The club adds zero-depth entry, lap lanes, a kids’ pool, a poolside restaurant and bar and a grab-and-go cafe to the plan (Golf Life Navigators, May 2026). If you are looking at a home near the clubhouse, ask how the construction phases affect access and noise through the end of the project.

Neighborhood Examples and Fee Stacks

Shadow Wood’s fees come in layers: a master HOA, a neighborhood or condo association, the CDD on the tax bill, and optional club memberships. Recent MLS listings show how much the neighborhood layer can add (MLS listings, Oct 2026):

NeighborhoodExample homeMaster HOANeighborhood or condo feeListed annual total
Longleaf2004 single-family, 3 bed, 2,000 sq ft$5,000/yr$950/quarter$8,800
Palmetto Ridge2002 coach condo, 2 bed + den, 1,538 sq ft$4,679/yr$1,904/quarter$12,295
Indigo Isle2002 coach condo, 3 bed, 2,060 sq ft$4,759/yr$2,500/quarter$14,759

The Longleaf neighborhood fee covers exterior painting, trash, cable and landscaping, according to its listing. At the top of the range, Oakbrook is a 22-home enclave built from 2002 to 2007, with homes of roughly 3,400 to 5,200 square feet set on the lakes of the North course (Naples Condo Boutique, Oct 2026). Both condo listings above show pets allowed with approval; ask each association for its written pet and lease rules, since they are not uniform across 34 neighborhoods.

The CDD Line on Your Tax Bill

The Brooks is served by two community development districts, Brooks of Bonita Springs CDD (created in 1998) and Brooks of Bonita Springs II CDD (created in 1999) (Brooks CDDs, Oct 2026). Both charge the same operations and maintenance assessment of $1,017.25 per unit for fiscal 2026 (FY2026 adopted budget), and the districts told owners in July 2026 that the fiscal 2027 assessment will stay the same.

Debt is where it varies. In the Brooks II district, the Series 2017 bonds add $2,208.89 a year for estate lots in Oak Brook, Lake Forest and The Reserve, for a total of $3,226.14, and $552.22 for coach homes in Indigo Isle, Palmetto Ridge and Oak Hammock, for a total of $1,569.47 (FY2026 adopted budget). Neighborhoods in the original Brooks district under the Series 2006 bonds show no debt assessment. Ask for the exact CDD amount on the parcel’s most recent tax bill rather than relying on a neighborhood average.

The districts also explain some of what you see on the ground: asphalt sidewalks along Coconut Road and Three Oaks Parkway were replaced with concrete, 26 lake banks were refurbished, and street-light replacement along those roads is planned, with a test installation in fall 2026 and the full project hoped for summer 2027 (Brooks CDDs letter, July 2026).

Recent Market Snapshot

Shadow Wood has slowed in 2026. Redfin reported 15 sales in July 2026 compared with 30 a year earlier, a three-month median of $865,000 (down 29.4% year over year) and an average of 57 days on market versus 44 (Redfin, July 2026). Monthly figures in a community this size swing with the mix of condos and estate homes, so a short window can look very different from the 12-month median above. Selling in Shadow Wood

Because full golf has a waitlist, a resigning golf member’s ability to pass the membership to the buyer is part of what you are selling. Confirm with the club how that works before you list, and say so in the listing. Have your master HOA, neighborhood fee and CDD figures ready, since buyers here compare total carrying cost against Grandezza and the bundled-golf neighbors inside The Brooks. Our seller net sheet and guide on how to sell a house in Estero walk through closing costs. Many Shadow Wood homes date from the late 1990s to the mid-2000s, like the 2002 condos and 2004 Longleaf home above, so have the roof age and wind-mitigation report on hand; our list of licensed roofing contractors in Estero can help if a buyer’s insurer asks for a roof certification.
